IN THE OWNER'S WORDS
"We initially dismissed Claremont Terrace when house hunting, as we knew nothing about the street. Fortunately we were encouraged to view, and we've never looked back.
I think the over riding factor is how livable it is. You can cook whilst chatting to someone in the lounge, and yet the kitchen door can be shut to keep out nasty smells (or unsightly dirty dishes!). The bathroom is "just at the top of the stairs" -extremely convenient, and the garden is suprisingly peaceful for a town house. The cherry on the cake is that there are no houses in front or behind us, and we sit on a dead end road. And so it didn't matter when our puppy was still learning road safety and dashed out of the house straight into the road, as so few cars use it, we knew he would be safe."
Small porch with coloured glass and small shelf, suitable for non-secure storage. Double glazed front door with porch light above.
Main living space
Front door leads into one large open plan living room, with generous ceiling height and feature open fireplace and small window seat. Double glazed windows to front and back of the room providing views down the garden. Built in storage created under the main staircase with handy shelving, and cupboards built into on alcove and further shelving added to second alcove for books and TV. Contemporary grey Amtico floor laid in December 2014. Open staircase to first floor. Door to kitchen.
Enter from main living space with small step. Contemporary cream doors and dark work surface. Built in electric oven and hob. Under counter space for dishwasher, washing machine and tumble drier with alcove space for tall fridge-freezer. Large double glazed window over the 1 ½ sink with double glazed door leading out into the garden.
On first floor. New white suite installed August 2015 which includes a large freestanding double-ended bath, separate walk-in shower with toilet and custom built sink unit. Large double-glazed window over the bath boasts tree-lined valley views out towards the 1904 viaduct. Second, smaller double glazed window from the shower provides good air flow in the room.
First floor landing
Small space cleverly utilised with built-in desk and large cupboard with internal shelf and hanging rail. Doors to bathroom, bedrooms 2 & 3 and stairs to bedroom 1. Landing and main staircase newly carpeted with 100% wool carpet in March 2015.
On first floor. Double bedroom, with generous ceiling height. North facing. Currently used as dressing room with double sofa bed for guests. Large double-glazed window looking out to the garden, over the fig tree and beyond to tree-lined valley and the 1904 viaduct.
On first floor. Double bedroom, with generous ceiling height. South facing. Currently used as nursery with hand painted silhouette woodland scene. Large double-glazed window set in small bay looking out to front of property.
Master bedroom, with private staircase off first-floor landing into converted attic. Built in large double wardrobe plus two further shelved cupboards spanning width of room. Built in king-size floor base for mattress. South facing velux window with blackout blind. 3 separate storage cupboards in lower section of the roof. Restricted ceiling height in sections of this room due to the apex of the roof.
Generous south-facing paved area, also provides access for one neighbour. Claremont is a small terrace of 7 period properties, each with particular curb side appeal off a quiet no-through road with roadside parking for residents only. At the end of the road is access to Truro's Victoria Gardens, a beautiful 19th century style garden with lawns and shrubs http://www.truro.gov.uk/Parks-and-Gardens/Victoria-Gardens.aspx . Truro city centre is on the doorstep with a convenient grocery shop just a minute's stroll away.
Access from kitchen and also external private path which runs along the back of the terrace. Two stone outbuildings: a toilet with sink and a shed with shelving and power sockets. The garden is approximately 2/3 paved and the rest was laid to lawn by the current owners in 2015. In 2016 the current owners further developed the garden creating flower beds and a small rockery outside the kitchen window. With an established fig tree and rose bushes and views over the tree tops of the valley beyond, this garden is a great asset to this period city centre house.
Truro is a Cathedral city and contains both national retailers, local specialist shops and a choice of private and public sector schooling; golf courses will be found at Treliske or Killiow. A mainline railway station connects with Paddington while Newquay Airport provides regular scheduled flights to Gatwick and Stansted.
The property has mains water, drainage and electricity and has gas central heating.
