Description
Downinney Mission Hall is a formal gospel meeting house currently in a state of disrepair. The hall itself is understood to be of wooden frame construction under a corrugated roof. Downinney Mission Hall sits in a peaceful rural location, yet within a short drive of the popular village of Warbstow. The site is level and in total extends to circa 0.25 acres (to be confirmed). Open countryside adjoins the site to the side and rear creating a wonderful outlook. The hall is located just off a quiet parish road which takes very little traffic. To sum up Downinney Mission Hall is an increasingly rare opportunity in today’s market. The site itself has enormous potential to be redeveloped subject to valid planning permission and building regulations, and will be of interest to property developers or indeed those wishing to build a long term family home.

Planning History
The site itself does not benefit from valid planning permission. In December 2016 our client submitted a pre application (PA16/02971/PREAPP) to demolish the existing building and replace with 1 or 2 detached dwellings. At the time it was felt the site "would not be suitable for new build residential unit and as such would be unlikely to gain officer support". HOWEVER in May 2017 an e-mail was received from the senior development officer for Cornwall Council explaining "more weight is being applied to the re-use of previously developed land than was at the time of the original assessment. With this in mind, the basic principle of the redevelopment of the site for residential use can be supported". It is suggested that any interested party should make their own enquiries regarding future possibilities the site holds.

Method of Sale
Downinney Mission Hall is being sold by INFORMAL TENDER. This involves completing a tender form and retuning it to our office fully completed latest by 12 noon on 11/09/2017 Our client will consider all tenders submitted and is not necessarily bound to accept the highest offer. The successful bidder will be requested to exchange contracts with 4 weeks of receipt of draft contract papers by their solicitor. If contracts are not exchanged within this timescale the contract may be withdrawn from you. Your offer is to be submitted to contract only and any other conditions on which it is made for to be specified. Our client is open to the possibility of "subject to planning offers". However should a purchaser choose to make a tender subject to planning there will be terms and conditions. Whilst the lawyers are sorting out the contracts, a purchaser will instruct architect to prepare drawing for submission. Our client may request to approve the drawings/application before subm (truncated)
