Location

The site is located on the corner junction of Warwick Road and Windsor Road to the northern boundary of Rye Hills School Campus, approximately 1 mile to the south of Redcar town centre. Redcar is located 10 miles east of Middlesbrough, 36 miles south east of Durham and 6 miles north of Guisborough and the North Yorkshire Moors.

Road access to the town is principally via the A174 and A66; both of which connect to the A19 to the west which in turn provides access to the wider national road network. Redcar benefits from good rail and bus services which provide regular connections to Middlesbrough, Saltburn and many other destinations both within the immediate locality and further afield.

Redcar has experienced considerable regeneration in recent years with the refurbishment of its shopping centre, the construction of Rye Hill Campus, the new Redcar and Cleveland College and Hospital and a large amount of residential development. Additionally, projects such as The Redcar Seafront, The Hub, Civic Heart and Eco Village have also formed part of a 15 year strategy to regenerate the borough.

Description

The site extends to approximately 0.16 hectares (0.4 acres), is rectangular in shape and is relatively flat. The site accommodates St Augustine's Church which comprises a brick built church building surmounted by a series of pitched and hipped slate roofs. A tower structure adjoins the main building to the east which is also of brick construction.

To the west of the church is a detached presbytery which comprises a two storey detached building under a hipped slate roof with double glazing throughout.

Pedestrian and vehicular access is via Warwick Road and Windsor Road respectively. The site is bordered by Warwi ck Road to the north, Windsor Road to the east and a residential dwelling to the west. The former Rye Hills School site is located to the south and is available via separate negotiation with Sole Selling agents GVA.

Tenure

The site is to be sold Freehold with vacant possession.

Bids should incorporate details of funding available to the developer and details of similar projects undertaken together with a timetable for exchange of contracts, completion of the purchase and completion of development.
