The Story

SEA VIEWS
The house on Mallards Way dates back to the 1970s but has been enhanced significantly by the current owner. "I extended the house on different elevations to improve the way it looked and to give it more space inside," he explains. "I also renovated it and replaced bathrooms etc. It now has a very bright and airy feel." To maximise its exceptional position, the property is an upside-down house, with a first-floor kitchen, dining and living area. Visitors enter at ground floor level and then follow the staircase up to the first floor, where they find the beautiful open-plan area. "The idea was to make the most of views and to be able to enjoy them at all times of day," he says.

GENEROUS BALCONY
The kitchen area includes a range of wall and floor-mounted units, as well as an integral dishwasher, fridge-freezer and a Rangemaster oven. It opens into the dining area, which is ideal for both entertaining and family living, as well as a comfortable seating space. Glass doors open up on to the balcony, which wraps around the back of the house. "You can walk out on to this from the bedroom as well," he observes. "It is a lovely place to sit out and eat or drink, enjoying the sunshine and the panorama in front of you."

MORNING GLORY
The master bedroom has fitted wardrobes, an en suite shower room and two sets of doors leading on to the balcony. There are another two bedrooms on the first floor, both also opening on to the balcony. "I think the bedroom is really the pièce de résistance of this house," he admits. "It is a beautiful room, where you wake up to the most incredible views every morning." More accommodation can be found on the ground floor. This is currently arranged with a drawing room and kitchen, as well as two more bedrooms, one with an en suite shower room. "You can use the ground floor as a separate apartment if you wish," he says. "When my son was here, he lived downstairs and was able to have his own space."

VERSATILE LIVING
The house, which has been kept very light in décor in order to accentuate its bright, airy interior and to make the most of the natural light that pours in, certainly offers great versatility for different living arrangements. It could also suit new owners seeking a home for different generations. "There is also a garage here, which is the size of a small bungalow," he points out. "It is large enough to hold six cars and (subject to the relevant planning permissions) could be converted into additional accommodation. This house is ready to move into but could also hold great potential for someone wishing to take it further."

GOLDEN SAND
The current owner has enjoyed the outstanding Porthcawl location of his home. From here he can walk down to the beach whenever he chooses or over to the Royal Porthcawl Golf Club, which is barely 100m from the house. "There are two other golf courses within a couple of miles of the house and the town and seafront are within walking distance," he says. "It is also very easy to pick up the M4, which is just three miles away." From there he enjoys good access to Swansea and Cardiff. "This is a lovely place to live and I will miss everything about it when I leave," he admits. "You only have to walk through the back gate and you are on the coast path and if you stroll over to the other side of the golf course you find yourself on the most beautiful beach, with six miles of golden sand and often not a soul on it."

Setting The Scene

The attractive coastal home is set on a generous plot, with well-kept gardens and a raised terrace from which to enjoy the sea views. Steps lead down to a lawned garden with shrub, flower and tree borders. A gate at the rear of the garden leads out towards the coastal path. The front garden is laid to block paving with ample room to park several vehicles. There is a large garage.
