The Charlestown Plots are situated in Carse of Gowrie, to the north of the A90 and a short
distance from the Hamlets of Rait and Kinnaird. The Plots are surrounded by open farmland
with the 'Braes of the Carse' forming an attractive backdrop to the north and northwest.

General Description
The Charlestown Plots are privately situated amongst arable farmlands in the Carse of
Gowrie. The five Plots are situated around a central courtyard and accessed via a shared
farm road of about 400m in length.

Detailed Planning Consent - Ref: 05/02321/FUL has been awarded and implemented.
A mixed hedge has been established around the perimeter of the plots.

Servicing Works
The servicing works have included the following:

(i) Formation of access bellmouth in tarmac adjacent to public road.

(ii) Tarmac of final stretch of farm road and courtyard.

(iii) Formation of access to the individual plots.
Note: Each plot has a stockpile of additional crushed material for use during construction works.

(iv) Installation of 2m wide service strip around courtyard area containing water, electricity and BT services (plot connection between houses and service strip to be carried out by individual purchasers).

(v) Electricity - Installation of low voltage cable running from the last overhead pole to the northwest below the access strip between Plots 3 and 4.

(vi) Water - Each plot has a standpipe connected to the new mains for building water purposes which will then become the permanent connection point for the property.

(vii) Drainage - Filter drains have been installed along the eastern and western paddock boundaries with connection points marked for storm and land drainage connections by
the individual purchasers. The individual purchasers will be responsible for installing a septic tank and secondary treatment system in compliance with the requirements set out in the SEPA Discharge Consent.

(viii) Telecommunications - A new BT cable has been installed around the courtyard with service ducts to each plot for future connection by purchaser.

(ix) Boundaries - Stock proof fences have been erected between paddocks. Double post and wire fencing with rabbit netting has been erected between plots. Note: The sellers will plant a beech hedge during the next planting
season (this autumn) between the plots where double fences.

(x) Paddock Access - Plots 1 and 2 can take access from the farm access road. Plots 3 and 4 have a separate access road running between the plots providing access to each paddock. Plot 5's paddock has access via its plot.
