Location

The site is located to the east of Redcar Lane adjacent to the Rye Hills School Campus approximately 1 mile to the south of Redcar town centre. Redcar is located 10 miles east of Middlesbrough, 36 miles south east of Durham and 6 miles north of Guisborough and the North Yorkshire Moors.

Road access to the town is principally via the A174 and A66; both of which connect to the A19 to the west which in turn provides access to the wider national road network. Redcar benefits from good rail and bus services which provide regular connections to Middlesbrough, Saltburn and many other destinations both within the immediate locality and further afield.

Redcar has experienced considerable regeneration in recent years with the refurbishment of its shopping centre, the construction of Rye Hill Campus, the new Redcar and Cleveland College and Hospital and a large amount of residential development. Additionally, projects such as The Redcar Seafront, The Hub, Civic Heart and Eco Village have also formed part of a 15 year strategy to regenerate the borough.

The site extends to approximately 1.41 hectares (3.49 acres) and is relatively flat. Formerly part of Rye Hills School, the site is a mixture of both hard standing areas to the north and grassed former playing fields to the south.

Access to the site is currently provided via Conway Road and Windsor Road to the north. The site is secured by perimeter fencing and is bordered by residential housing to the north, Redcar Lane to the west and Rye Hills School Campus to the east and south.

We are advised that mains services are available; however, interested parties should make their own enquiries of the utility companies.

We are instructed to invite both conditional and unconditional offers for the site. Conditional offers are to be accompanied by 1:500 scale development plans, elevation drawings and sufficient indication of design philosophy and quality in order to assess the proposals against local planning policy.

Bids should incorporate details of funding available to the developer and details of similar projects undertaken together with a timetable for exchange of contracts, completion of the purchase and completion of development.

Abnormal development costs taken account of in the bid should be clearly identified. A non-refundable deposit will be required.
