Directions
When travelling from Clitheroe proceed along the A59 in the direction of Skipton. Shortly after passing the Stirk House Hotel you will arrive at the village of Gisburn with the Auction Mart on your left hand side. Turn immediate left into Mill Lane and follow the road round for a few hundred yards where you will find the entrance to Ribblesdale Park on the right. The lodges are all numbered and Number 4 is conveniently located near to the Estate buildings.

Services
Mains supplies of gas, water, electricity and drainage. Utilities are metered and billed by Ribblesdale Park. Lodges are held on a 125 year lease (118 years remaining from 5/1/2016). Site fees are payable (£64.64 per week) which includes water rates, twenty-four hour security, garden maintenance, refuse collection, on-site lighting and security alarm. General rates £335 per annum.

Additional Features
A new Ariston condensing combination boiler was installed during 2015. There are PVCu double glazed windows and external doors, halogen down-lighting and a BT landline. Accommodation
You will be pleasantly surprised by the internal dimensions offered by this lodge and with large windows, light floods in creating a most enjoyable living environment. The main door opens to an inviting kitchen diner with an island unit under a ceiling mounted extraction canopy as its very distinctive focal point. There is a generous dining area with a built-in cupboard that has plumbing for a washing machine. Within the kitchen you will find an attractive arrangement of fitted base and wall units with granite effect counters and upstands and a stainless steel sink unit with a Grohe mixer tap. The Zanussi appliances consist of an electric oven, five ring gas hob under a stainless steel and glass extractor, integrated dishwasher and a fridge freezer. There is illuminated display shelving and worktop down-lighters plus a Sharp microwave oven.

The lounge provides an inviting place for relaxation with windows on three elevations and French doors that open onto a timber decked platform. For added ambience there is a pebble effect electric fire.

The bedrooms are accessed from an inner hall which has a built-in cloaks cupboard. The master bedroom has built-in furniture including wardrobes, dressing table and bed-side cabinets and a three piece en-suite consisting of a shower cubicle with a thermostatic shower, low suite wc and a washbasin/vanity unit. The walls are tiled and there is a shaver socket. The second bedroom is also a good double, again with built-in wardrobes, dressing table and bed-side cabinets. It is located next to the house bathroom which consists of a panelled bath with mixer tap shower and glazed screen over, low suite wc and a vanity washbasin. The walls are tiled and towels can warm on a ladder radiator.

Previously mentioned, there is your own private timber decking overlooking lovely communal gardens and a private pebbled parking area for two cars.
