Full description

Tenure: Freehold

This large home, in one of the prettiest parts of Cornwall offers a purchaser plenty of opportunities. Used as a B&B, café and shop it could relatively easily be converted into a large family home or a home with an annexe.

"It is with great sadness that we have decided to sell our home. We love the area of Lamorna, with its wonderful flowers and trees and so close to beaches and country walks. We have met so many interesting people and made real friends of our regular customers. However we are both now ready for retirement to have the time to travel."

The property consists of a large detached dwelling sitting to the north of attractive gardens in the beautiful Lamorna Valley.

The property is currently used as a shop and tea room with five bedroomed B&B accommodation above. However the building could be converted back in to a large family home with 3-4 reception rooms, 4 bedrooms, conservatory, large garden and private parking without substantial change to the fabric of the building. The building is of granite construction and has double glazing throughout and gas central heating.

Granite steps lead up from the parking area in to the first floor of the property. Currently set up to offer 5 bedroom self contained accommodation, the property could easily be used as a main residence with kitchen, dining room, sitting room and three bedrooms with a fourth bedroom on the second floor. The property has been well looked after by the current owners, but would benefit from modernisation.

The lower ground floor is currently used as a café and shop. With relatively light conversion this space could easily be converted into additional living accommodation either with rooms upstairs or independently as an annexe (subject to obtaining appropriate planning permissions). There is a separate kitchen, and serving area which could be a breakfast room. There are two large rooms which easily become bedrooms adjoining a sitting room and conservatory which overlook the rear garden.

Bordered by a pretty stream the property is on a good sized plot. There is a large parking area to the side of the property whist to the rear is a level lawned garden. To the front there is also a pretty patio and garden area.

Lamorna, just five miles west of Penzance, is renowned for the artists working in the area during the first quarter of the
20th century. It retains this artistic tradition largely inspired by the quality of light. The lovely woodland valley and
stream flows down to the rugged Lamorna Cove one mile away.

There are local primary schools at Mousehole and St Buryan, while Penzance offers shopping, college, secondary schools and health facilities. St Ives with the Tate Gallery and Barbara Hepworth Studios, is twelve miles away. Lands End (8 miles) and St. Michaels Mount (11 miles) are also nearby.

There are numerous local outstanding beaches and wonderful walks along on the Cornish Coastal Footpaths.
