The Story

Sitting in the kitchen with the bi-folding doors open, the current owners reflect on Laneside and agree it has been a superb family home. They moved to the detached property because of its excellent location in desirable Denham, as well as the well-proportioned living space it offered. Since then they have improved it further with some additions of their own and have enjoyed raising their children here and making the most of the surroundings. "We enjoy being just a short walk from Denham Village and the country park," one of them says. "We can also walk to the railway station in just 10 minutes, and then be at Marylebone in London within 23 minutes, and the M40 and M25 are about a mile away. This is a beautiful place to live and yet it is also very easy to travel from here."

GREAT SPACE
Laneside is set back from the road and has a number of attractive features, including bay windows and fireplaces. "It is a very nice family home, with four good-sized bedrooms, which has meant our children could have their own rooms," he says. "When we moved in, the house had been refurbished and, in fact, it does still look very new." Work carried out by the couple, however, has seen them add a whole new multi-functional space to the property. By converting a former garage they have created a superb new playroom or games room, which adjoins the kitchen and has access to the garden. "There is plumbing here too which does mean new owners could convert it into a bedroom and bathroom if they wished," he points out. "It could almost become an annexe or self-contained area, if that suited someone else's needs."

OPEN-PLAN KITCHEN
The ground floor of Laneside is entered from the side, where an entrance hall leads into all the main living areas. The large drawing room and the family room are to the front of the property, where each space benefits from a bay window. "We have enjoyed having these two separate rooms to use, especially as we can have real fires in both of them in the winter time," he says. There is a downstairs cloakroom and then the kitchen breakfast room, which spans the back of the original house. Here there is an area for food preparation and storage, as well as plenty of space for a dining table. "We spend a lot of time in the kitchen: we enjoy its open-plan style and its large bi-folding doors that can be opened up when the weather is warm."

SUMMER SUN
The doors pull back on to a good-sized terrace area, where the family enjoy eating in the summer months. "The kitchen is a large room, which feels even more spacious when the doors are open," says the owner. "There is beautiful sunshine out on the terrace in the afternoons and evenings; the children have enjoyed playing out on the grass and we have had many nice barbecues or dinners with friends out there over the years." The garden also includes a small area for growing fruit and vegetables, and another terrace, with room for a table and chairs and the barbecue. He adds: "For my 40th birthday we had 40 people outside in the garden, which was fun."

COUNTRY PARK
The family enjoy spending time outside and often head off to Denham Country Park for the afternoon. This offers some 69 acres of varied landscape, including open space, to enjoy. It also links to local footpaths, bridleways and the South Bucks Long Distance Route, and is surrounded by the Grand Union Canal and the rivers Colne and Misbourne. "There are also lots of National Trust places to enjoy in this area at weekends and we love being able to walk down to Denham Village, which is very picturesque," he adds.

EXCELLENT POSITION
With proximity to Chalfont St Giles, Gerrards Cross and Beaconsfield too, there are nice shops to browse in and good pubs and restaurants to enjoy. The owners like being able to go out in London sometimes and good access to Heathrow, Gatwick and Luton Airports has made travel abroad easy. "We are sad to be relocating now," he admits. "We love the area and this is such a practical and well-positioned family house to live in."

Laneside is set back from the road, with ample off-road parking for several cars on its paved front driveway. At the back, the house opens on to an enclosed rear garden, where there is a sun terrace, lawn and small area for growing vegetables.

Fran's Cottage is a tea shop with home-made cakes set by the canal and only accessible by foot through the woods or by canal barge.
