Tenure: Freehold

Situation Yollands Barn is situated approximately 1 mile from the village of Venton in a secluded and peaceful countryside location.

The barn is situated approximately 4 miles from the town of Ivybridge, which has all the usual facilities you would expect such as, shops, pubs, restaurants, church, a hall, and supermarket, along with a main land train station and the links onto the A38, with Plymouth and Cornwall to the west and Exeter and the motorway network beyond to the east.

Yollands Barn is only a few miles from the edge of Dartmoor National Park and all the excellent recreation facilities that it offers.

Access to Yollands Barn is via its own gateway and driveway and is surrounded by 2.3 acres of its own land.

Directions From Ivybridge take the A38 Devon expressway towards Plymouth, and after approximately 3 miles take the exit at Smithaleigh, sign posted to Smithaleigh/Yealmpton. Once past the petrol station at the junction turn right, onto New Park road, and cross over the A38 on the flyover. Take the next left and continue along this road for approximately 1 mile and the destination will be on your right.

Yollands Barn is situated some 10 miles from Plymouth and therefore has excellent transport links despite being in a beautiful countryside location.

Guide Price An indicative guide price only is given for the barn and its curtilage of £350,000.

Services There are currently no services connected to the property and purchasers would be advised to make enquires with the relevant utility companies as to the supply of services.

Right of Access The Barn is accessed via its own gateway off the parish road onto a driveway, which serves the barn and the land in which it stands. A fence has been erected to separate the land from the land which is to be retained by the current owner. The current owner will retain a right of access through the gateway and into their field beyond. This is shown as points A - B on the plan below.

Planning Planning consent was granted on 15th November 1993, under planning reference: 9/49/1519/93/3, for the conversion of the barn into a dwelling. The permission was not implemented at this time, apart from the driveway to the barn and excavation of the site for a double garage and the provision and creation of a new access. A subsequent Lawful Development Certificate for Existing Use to confirm the commencement of the works was applied for and obtained on 25th May 2017, to confirm that the planning permission is still in place. The Certificate of Lawful Use can be found under application ref 0420/17/CLE.

Accommodation The proposed accommodation includes the following: entrance hall which leads to an inner hall with spiral staircase leading to living accommodation above, and three bedrooms on the ground floor with a bathroom, utility room and studio/study.

First Floor Accommodation First floor accommodation includes kitchen, living, dining, and lounge area, along with upstairs WC.

Externally The Barn stands within a curtilage, including the driveway of approximately 2.3 acres, which comprises a gently sloping paddock leading to a secluded and peaceful wooded area, which has been an informal nature reserve for many years.

Technical Pack The technical pack comprising copies of the planning consent, together with proposed plans, can be obtained from the agents upon request and the planning consents can be viewed on South Hams District Council website under the references referred to above.

Viewing Viewing is strictly by appointment only with agents on 01364 646170 (Claire Mitchell or Joanne Rogers).

General notes All dimensions are given as approximate indications only and need to be checked by the purchaser.

This is a traditional stone barn, so therefore ensure that maximum care and caution is given when entering the interior of the barn and the surrounding curtilage.
