Full descriptionThis is a Maisonette situated on the first and attic floors, with, spectacular elevated views over Kirk Loch and to the hills surrounding Lochmaben. It has its own access door and is a spacious property, with three large bedrooms, including one on the upper floor, with a WC off. The remainder of the attic space provides considerable storage, and there are a number of built-in cupboards and wardrobes in the downstairs accommodation. It is a very light and bright property, completely re-decorated and re-furbished throughout, to a good standard, in the last few years. It has all the features of modern family living, including double-glazing throughout, gas central heating and, in the modern fitted kitchen, there is an integrated electric oven and inset hob with extractor hood above. With all carpets and other floor coverings, as well as curtains and fittings, and blinds included, this property must be viewed to appreciate its genuine walk-in condition, and superb outlook
The Royal Burgh of Lochmaben was so created in or around 1479, but its documented existence can be traced back to 1170, when Robert de Brus, Lord of Annandale, gifted the revenues from Lochmaben Church to Guisburgh Abbey. It is, of course, the connection with the Bruce family, and Robert the Bruce in particular, that Lochmaben is so proud of, as can be seen by the imposing statue at the head of the town's High Street.
The Burgh lies at the heart of Annandale, and offers easy access to the Regional centre of Dumfries (eight miles) with its full range of shopping, recreational and leisure facilities, including the major chain stores, two cinemas and an Ice Rink. Lockerbie, four miles away, has an Ice Rink, supermarket and the local six-year secondary school. Lockerbie is also on the main west coast rail line which gives convenient access to the national rail network. The main route between Scotland and England, the M74, lies just ten minutes' drive from Lochmaben.
Halliday Terrace lies on Bruce Street, which is a short walk from the Town Centre. The flight of steps from the street, and the paved access pathway, are shared, but the property has its own exclusive entry door. This is set in a sandstone surround, and there is an outside light. The door is glazed with upper and lower panels. It opens into-
Entrance Vestibule This is carpeted and provides a sheltered entrance to the property. The carpet leads up the stairs. There is a ceiling light, with a further glazed door at the top, with opaque upper and lower panels. It opens into -
Inner Hallway Again, this is carpeted. It has a ceiling light fitting and smoke detector. Central heating control and single power point. Radiator. There is a deep walk-in storage cupboard, and a further built-in cupboard with shelves. Rooms lie off it, as follows-
Bedroom 14' x 13'
This has a large window with twin double-glazed opening panels. It overlooks the front, with views to the Loch and hills. The curtains and rail are included. Ceiling light fitting and coving. The room is carpeted, and is a good size, with storage in twin built-in double wardrobes, with cupboards above, and there is a further built-in cupboard. Single and double power points. Radiator.
Bedroom 11' x 9'10"
A double-glazed window overlooks the rear, with an opening upper panel. Curtains and rail, and the blind are included. Ceiling light fitting. Carpeted and, again, it has a built-in cupboard and double built-in wardrobes, with cupboards above. 2 single power points. Radiator.
Bathroom 6' x 5'10"
Opaque opening-panel window with roller blind, but it is a light and bright room in white. The bath has a shower over it, with side-screen. The walls around the bath are tiled, and there is tiling to dado height around the remainder of the bathroom suite, which comprises the WC, and wash-hand basin inset in a fitted cupboard, with swan-neck mixer-tap. Ceiling light fitting. Extractor fan. Radiator. Hanging rail, and bathroom fittings. Tiled flooring.
Lounge 14'9" x 11'4"
Again, this has a large double-glazed window making the most of the views. It has twin opening-panels, and the curtains and rail are included. The focal-point of the room is the living-flame gas fire set on a marble hearth. Recess to one side, fitted in wood, with cupboard below and display-shelving above. Ceiling light fitting. Television and telephone points. Single and double power points. Radiator. Off this lies-
Kitchen 9'10" x 9'9"
This has two windows, both double-glazed and looking out to the rear. Opening panels, and roller blinds are included. Strip-light. The fitted lower units are in an L-shaped run, with an integrated electric oven. The worktops provide ample preparation surface, and there is an inset stainless-steel sink with side-drainer, and mixer-tap. Also inset, is the electric hob, with an extractor-hood above, with wall units running to either side. Tiled spashbacks. Cooker switch, single power point and 3 double power points, as well as remote-switching for other appliances, with space for these below the worktops. The room is plumbed for washing machine, and has been attractively finished in painted wooden panelling. Radiator. Laminate flooring.
There is a further door off the Lounge. This leads up to the attic floor. There is a turn in the stairs at the bottom, beside which there is an opening-panel double-glazed window. On the Upper Landing there is a ceiling light fitting and smoke detector, as well as a single power point. Off this lies-
Main Bedroom 15'8" x 11'4" (slightly coombed)
The extra height gives a particularly wonderful view of the water and surrounding countryside. The double-glazed window has twin opening-panels. Curtains and rail, and the roller blinds are included. Ceiling light fitting. 3 single power points. Radiator. The room is carpeted
WC Again, this is coomed, with a Velux roof-light. Toilet and wall-mounted wash-hand basin with tiled splashback. Ceiling light fitting. Bathroom fittings, vinyl flooring.
There is a large attic space, providing considerable storage, but it is floored and, therefore, walk-in, so it is currently used as a small home office, as well.
Outside A paved pathway leads to the garden. It is largely laid to lawn, but it is enclosed, and has attractive mature planting. The path continues down one side, with a drying line. There is a seating area at the bottom of the garden, and at the other side, a paved patio area, behind a wooden shed, which is included.
