Let's take a walk around the house:

Entering from the front door to the hall and landing which is spacious but has a homely feel. To the right is the study and next the kitchen with electric Aga, one half bowl sink and hot water tap. There is space for dishwasher and fridge and up and down lighters. When standing at the sink there are views over farmland to hills in the distance and a second window looks out over the garden.

There is a door to the conservatory with under floor heating and insulating roof blinds so this room is good for all-year use.

Returning to the hall and the dining room is on the right (with double doors to the lounge for possible Open Plan living) or through the lounge door where there is an efficient wood burner and patio doors leading to the patio and garden beyond. Back to the hall again and there are doors to the toilet, garage and laundry room (cupboards and space for washing machine and tumble dryer and two fridge freezers) and back door to the garden.

Upstairs there are views from nearly all the windows of the four double bedrooms, (two of these have full ensuite with bath and shower) and a separate family bathroom. There is a walk-in airing cupboard and two eaves storage cupboards. Finally there is a door to the 'room over the garage' which currently has a model railway and double bed but can have many uses including an exercise room.

Outside the house the drive has access to a larger than average double garage and parking for several cars with space for a caravan boat or trailer.

Walking to the rear past the shed/workshop there is an oil tank, woodshed and greenhouse. The veggie patch, including full-height poly-tunnel and cold frame are enclosed behind a beech hedge. To the south of the property the lawn has plenty of space for games and at the end of the garden there is a fruit cage (nine different types of summer fruit) and an uncultivated area with more fruit trees.

Local area and amenities

Oakdene House is situated in the small friendly hamlet of Lyson which is nestled in a valley just over a mile from Kenton village. There is a village shop and post office, hairdressers, two restaurants, farm shopping complex and Ofsted rated good/outstanding primary school. One of the best GP practices in Devon is 3 miles away and the Royal Devon and Exeter Hospital is 7 miles.

Higher education is at Dawlish Community College (4 miles) and Torquay Boys and Girls Schools are 13 miles distant. Exeter University is less than 10 miles away.

Oakdene House is ideally placed for access to the A38/M5 (3.5 miles), (Regular, every 20 mionutes) Bus service to Exeter or Newton Abbot. Starcross railway station (3 miles) or Exeter St Davids station (for London Paddington, journey time 2 hours 10 minutes).

There are numerous opportunities for short or long walks or bike rides either from the house or on Haldon hill and Telegraph hill.

Owners comments:

We hope you will want to look round our home! Having overseen the construction, including substantial input into the design of the house in 1995, we are naturally sorry the time has finally arrived when we have to leave Oakdene House.

We designed the house to accommodate our needs at the time and you will find the rooms are all of a good size. With ground floor underfloor heating (comparatively new at the time) maximum insulation and recently improved double glazing the house is warm and draft-free so heating costs are well below average.

Improvements we have made include converting the Aga to electric, addition of the conservatory and the PV panels – we can show you the income produced over the last six years (now just over £2000 p.a.) and which is guaranteed by HM Government to be paid and increased by RPI for the next 19 years.

The garden, which was an uneven and weed covered field, is our pride and joy and has provided for many hours of relaxation along with productivity from vegetables and fruit (we have 9 different soft fruits in the fruit cage). The garden has been developed to keep maintenance to a minimum but if you are a gardening enthusiast then there is ample opportunity for further design and improvement.
