The land is located within the hamlet of Holtwood. The land has residential properties on both sides and a field directly opposite. The land is accessed over Common Land. The hamlet of Holtwood is located approximately 4 miles north of the historical market town of Wimborne providing many everyday amenities. The land is within riding distance of Ringwood Forest & Moors Valley and close enough to enjoy the outdoor amenities of New Forest National Park.

The land is bounded by garden hedges and dilapidated barbed wire fences and a ditch along the front boundary. The soil is classified as slowly permeable, seasonally wet and slightly acid but base-rich loamy and clayey soils.

Upon reaching the village of Horton turn right, follow this road for approximately 1 mile, take the left hand turning to Holt Wood and the land will be found shortly on the left hand side.
