IF YOU LIVED HERE...

You'll have Walthamstow High Street less than half a mile away on foot – home to a whole host of supermarkets, shops and amenities it also hosts Europe's longest street market. Further up you'll find some excellent bars and cafes, as well as the Empire Cinema and Walthamstow Central Station, with direct, 20 minute runs to Oxford Circus and Liverpool Street.

Walk a few minutes in the other direction and you come to the open green space of St James Park, stroll a little further and you're at the wild, blue and green space of Walthamstow Marshes, a Green Flag award-winning nature reserve perfect for morning jogs or evening strolls.

Inside, room sizes are generous with the master bedroom coming in at over 150 square feet. Between them, the lounge and open-plan dining room account for another 240 square feet. The garden is a lengthy mix of patio and kitchen beds, with a secluded al fresco dining area and green house.

You're well served for schools, there're six primary/secondaries within walking distance, all rated 'Good' or better by Ofsted.

For your new local we have no hesitation in recommending The Chequers, one of our favourite gastropubs just halfway up the High Street.

A WORD FROM THE OWNER ....

We've really enjoyed living here. It's perfect for commuting into London. The overground and Tube stations are very close and the park at the end of the road is large and often has community events. The area is quiet and has an almost village feel to it. Over the years we've grown a lot of fruit and veg in the garden, and have particularly enjoyed the sweet apples and hazelnuts, and the odd glass of wine on the patio enjoying the afternoon and evening sun. The house has been great for raising a family in, and we're sure it will offer excellent opportunities and much enjoynent for its new owners.
