The Property
West Wood is a charming period property that is tucked away in a secluded location, with an attractive riverside setting, yet offering easy access to village amenities. The property dates back to around 1680 and offers well-proportioned accommodation, generous gardens and large covered parking and courtyard. The property retains an abundance of charm and character with picture rails, cornicing and exposed beams. Offered with no forward chain, the family have lived here for over 50 years and are now reluctantly downsizing.

From the side of the property a door leads into a rear hall which gives access to the kitchen/breakfast room, traditional shelved pantry and utility room. The kitchen is fitted with a range of units, sink with double drainer, is plumbed for a dishwasher, retains the original inglenook, has a window to the front and offers ample space for everyday dining. A door from the kitchen leads into the hall and the principal reception rooms. The drawing room is spacious and has a window offering views over the garden. The everyday sitting room also enjoys garden views, has a feature fireplace and is open to the dining room for formal entertaining. Glazed double doors from the dining room open into a spacious garden room which has sliding doors out to the garden and provides a further reception area from which to enjoy the garden at all times of the year. Also on the ground floor is a double bedroom fitted with a range of wardrobes and dressing table and a shower room. The utility room is fitted with a Belfast sink, storage unit, is plumbed for a washing machine and houses the boiler. A useful under stairs storage cupboard completes the ground floor accommodation.

Stairs from the hall lead up to the first floor landing which is flooded with natural light from a window on the stairs. There are two double bedrooms and a single bedroom on this floor, all of which enjoy fabulous elevated views over the garden and river beyond. Two of the bedrooms have exposed beams and all have storage cupboards. The bedrooms are served by a bathroom fitted with a bath with shower over and a wash hand basin set in a vanity unit together with a separate WC.

To the front of West Wood there is space for parking a couple of cars and an electric garage door gives access to a large covered parking and entertaining area; there is also a pedestrian door. The covered area (15.40m x 9.27m maximum) provides parking for a number of cars, includes a storage shed, kennel and gives access to a useful integral store which has previously been used as a gun room.

To the rear of the house there is a paved, south-facing terrace adjacent to the house, ideal for outdoor entertaining or enjoying the peaceful setting. The generous and well-maintained garden has a combination of hedging and walled boundaries offering privacy and is largely laid to lawn with raised beds, mature shrubs and trees. At the end of the garden a gate gives access to a private lane and steps lead to a further riverside lawned garden.
