I am the owner of this house which has been my home for the last 5 years. What I would like to do is describe, in my own words; the house, what first attracted me, the improvements I have made and what I have discovered since living here.

First Attractions.

Open views to the rear, behind the house is allotments and behind that is a public wood, (both of which I have been told cannot be built on). A nice size rear garden with decking and no houses to the rear, giving a good amount of privacy. The bedrooms are a very good size, particularly the one on the top floor at the rear which has 2 windows and great views, (a neighbour has split this bedroom in half and created two good size single bedrooms). The front looks out onto the cul-de-sac, this was another thing that attracted me; no through traffic and minimum road noise. Other things that I found beneficial; having a driveway and garage, which because it is built into the house does not suffer from damp and excessive cold like the external garage at my last house. Also a plus; ideally positioned for shops and other amenities, both at Northpoint shopping centre and at Kingswood shopping & leisure park, for access to Hull city centre there is a bus stop just around the corner and a bus every 20 minutes that goes to Hull bus/railway station or Northpoint Shopping Centre.

Improvements & Discovered Benefits. 

Since moving into the house I have made improvements to the EPC which has dramatically reduced the fuel bills, this includes fitted a high quality solar power system which gives the benefit of both free electricity and free hot water. With it being a new property there is fiberoptic cable up to the house making the internet both fast and reliable and once the new Kcom light stream comes in, even faster. This is the warmest house I have ever lived in, being a new property it benefiting from the latest wall & roof insulation and full UPVC double glazing making it far warming in winter than my last house, (a 1977 dormer bungalow).
