Location

Mount Craigie is located on the south side of the city centre and has excellent access to main routes in and out of the city. The M90 and A90 are both around 2.5 miles away.

Perth, known as 'The Fair City', has an excellent range of shops and professional services. There are a number of high quality restaurants and good leisure facilities, including a swimming pool, ice rink and two sports centres. The Rodney Fitness Centre is situated off Dundee Road on the far side of the Queen's Bridge. Ample primary and secondary schooling is available in Perth, while local private schooling can be found at Craigclowan (1.4 miles away), Kilgraston (Bridge of Earn), Glenalmond and Strathallan.

Perth has a railway station (1.1 miles) with services to Edinburgh, Glasgow, Dundee, Aberdeen and Inverness and connections to the national rail network. Edinburgh Airport is easily reached and there is a direct service from Dundee to Stansted Airport. Perth has a pivotal position at the hub of the Scottish road network with direct links via the M90 to Edinburgh, the A9 and M9 / M80 to Stirling and Glasgow, the A9 north to Inverness and the A90 dual carriageway leading east to Dundee and on to Aberdeen.

The recreational opportunities in and around Perth are excellent. There is National Hunt racing at Scone Palace, which also hosts the Game Conservancy's Scottish Fair, and polo takes place at Errol Park. There are good golf courses nearby, including the North Inch Golf Course, one of the oldest in Scotland, Craigie Hill, Murrayshall and Rosemount (Blairgowrie). Fishing can be taken on the River Tay. Perth is a gateway to the Highlands and there is hill walking and skiing (at both Glenshee and Aviemore) to the north.

Description

Mount Craigie has a superb elevated position with views across Perth. The house is thought to date back to the mid 1800s and has been built with stone under a slate roof. The house faces due east and has many traditional features such as sash and case windows, working window shutters, decorative plaster work and rooms which have elegant high ceilings.

There is a driveway from Verena Terrace which is marked with stone pillars with fabricated steel gates set between. A mono block driveway leads down to the front door and parking area and a second driveway to the north leads down to the garage and car port.

The sitting room is south and east facing and is fitted with a multi fuel stove set under a wooden mantelpiece with marble tile surround. There is a cupboard with display shelving above and the ceiling has decorative plaster work and a ceiling rose. The dining room is across the hallway and is fitted with timber floorboards.

The kitchen has engineered oak flooring and cream coloured base and wall mounted units with a solid oak worktop. Integrated appliances include two Hotpoint ovens with separate grills, a five burner gas hob with extractor fan above and ceramic sink with mixer tap. There is a pantry area by the back door and a study beyond, both with engineered oak flooring to match the kitchen. The family shower room on the ground floor is fitted with a wash hand basin, shower and WC and there is a cupboard in the corner which has shelving for linen and houses the hot water cylinder. This room also has engineered oak flooring.

From the central hallway a staircase with cast iron balustrades and a polished timber banister rises up to the first floor. There is a skylight above which lets plenty of natural light flood into the hallway and landing. The drawing room is a stunning space and has a square bay window with a triple sash and case window which opens to give access out to the balcony; from here there are beautiful views. The room has parquet flooring and a fireplace with electric fire, wooden mantelpiece and tiled surround.

There are five bedrooms on the first floor situated off the landing and at the top of the stairs is a family bathroom. This is fitted with bath with shower attachment, a WC and wash hand basin.

Above the landing is a floored loft with power and lighting.

A corridor runs along the back of the house and has a door at either end out to the garden and has access inside. Off the hallway is a large workshop and separate store.

Outside
The gardens which surround Mount Craigie are superb. To the front of the house is a gravel area with a path which leads down to the top terrace of lawn. This is enclosed by raised, terraced flower beds with steps down to the bottom lawn. The garden is surrounded by mature and well established trees and shrubs which include: an apple tree, rhododendrons and azaleas, copper beech, laburnum, climbing hydrangeas, rowans and cherry trees. On the east side of the house is a driveway which is flanked by lawns and there is a second driveway to the north which leads down to the garage which has both power and lighting. Adjacent to the garage is a pavilion style store with seating along the front and a drying green in front. Other outbuildings include a potting shed and greenhouse which has all day sun.
