Victorian family house and original coach house with stunning south facing views

Crieff is ideally situated as a gateway to the Highlands, just seven miles from the A9 and within commuting distance of Glasgow, Edinburgh, Stirling and Perth. The town itself has a wide range of retail outlets, a large medical centre, a modern cottage hospital and dental practices. There are numerous facilities at Crieff Recreation Centre including a swimming pool, gymnasium and squash courts, while the famous Crieff Hydro also offers a swimming pool, tennis courts, squash courts and horse riding facilities for members. There are two 18-hole golf courses and a nine-hole course at Crieff, and nine-hole courses nearby at Muthill, Comrie and St Fillans. Gleneagles Hotel and Country Club is just over 10 miles away, with three championship golf courses, an equestrian centre and a shooting school. The surrounding countryside provides for all tastes in outdoor activities, including hillwalking, climbing, fishing, watersports at Loch Earn and skiing within easy driving distance at Glenshee and Glencoe. There are two primary schools in the town, Crieff Primary and St Dominic's Primary, with secondary education at the state of the art Strathearn Community Campus, which is a six year comprehensive school offering a full range of courses. It also acts as a community centre for the local public, including the relocated public library. Private schooling is available in Crieff at Ardvreck (preparatory) and Morrison's Academy, and also at Glenalmond, between Crieff and Perth.

Blairbeg is a superb Victorian villa situated in a fantastic elevated position with superb views to the south over the Perthshire countryside. Although the postal address is Comrie Road, the property can only be approached by vehicle from the desirable Gwydyr Road. The house dates back to around 1873 and retains a wealth of traditional features throughout which are well balanced with the exceptional family friendly accommodation.

Wrought iron gates set between two pillars on Gwydyr Road lead to the driveway which sweeps past the front of the original coach house, through the back garden and down to the parking area to the side of Blairbeg. A path from here leads to the pillared portico where the front door leads into the porch and entrance hall.

The two principal reception rooms on the ground floor are the south facing dining room and the drawing room both set off the entrance hall. The dining room has a large bay window providing splendid south facing views over Macrosty Park and towards the Perthshire countryside and the Orchil hills beyond. There is also a further window to the west. The dining room also displays traditional features including ornate cornicing and a ceiling rose, an alcove with cupboards below and a stone fireplace with gas fire. A door from here leads through to the adjacent study. The south facing drawing room also has ornate cornicing and a further window east. The fireplace has a tiled surround and wooden mantelpiece, and there is also a traditional press and storage cupboard. The sitting room also sits off the entrance hall and has timber panelling as well as a serving hatch through to the drawing room. The original bells still exist and a door leads into the kitchen. This is fitted with a range of bespoke oak wall and base units including an island with granite work surface. It is also part-tiled with attractive fired earth tiles. Integrated appliances include a Rangemaster oven with five hobs over, a Neff dishwasher, a fridge / freezer and a Panasonic microwave oven. A rear corridor off the kitchen connects back round through to the entrance hall. Off the rear corridor there is a walk-in larder plus a shelved cloak room, a wet room with shower, WC and wash hand basin and the utility room with a Belfast sink and plumbing for a washing machine / tumble dryer.

A staircase from the main entrance hall curves up to the first floor landing above. This is overlooked by a beautiful north facing stained glass window. Situated off the landing there are three double bedrooms, two of which are south facing with superb views. The family bathroom has a corner bath with shower attachment, bidet, WC and wash hand basin. Adjacent to this there is a separate shower room with WC, wash hand basin and shower cubicle. Also off the landing there is a large walk-in airing cupboard and a further single bedroom/dressing room. The staircase continues up to the second floor landing. Situated off here are three bedrooms, all with part coombed ceilings, a further bathroom with WC, wash hand basin and bath and an office.

Please note that, although the postal address is Comrie Road, the property can only be approached by vehicle from the desirable Gwydyr Road.

Situated to the north of Blairbeg off the driveway is the original coach house. This has an integrated garage with an electric roll-up door, a garden store, a large store room which could also be used as a garage and finally two storage rooms above which were the original hay lofts. This has fantastic potential for conversion into a home office or separate annexe subject to planning permission.

The rear garden is largely laid to lawn and slopes down to the back of Blairbeg. It is surrounded by well stocked flower beds and mature trees and shrubs. The entire garden is fully walled and the principal gardens lie to the south of the house. There is a fantastic range of rhododendrons as well as further shrubs, trees and plants throughout. This is a beautiful south facing setting providing stunning views over the Perthshire hills beyond. Overlooking the principal gardens there is a summerhouse. A pathway leads down through the garden and to a wrought iron gate directly onto Comrie Road. To the side of the house there is a further timber garden shed and a path leading round to the back.
