The Story

PEACE AND QUIET
Wilbury Lodge is an upmarket, property with 14 apartments which was constructed about 10 years ago and situated on the much quieter back streets of Sunningdale, off Dry Arch Road. Its close proximity to Sunningdale Station and the fact there is a Waitrose just a five-minute walk away has made it the perfect home for Ian, who regularly commutes to London for work and was seeking somewhere that offered convenience.
“Whilst I was looking at flats I found that a lot of them are positioned on or close to the busy A30,” he says. “This development, however, is in a much more peaceful setting so it does provide that ‘get-away-from-it-all’ feel too. Living here is very quiet and relaxing.”

QUALITY DECOR
The spacious apartment is the second largest in the development and has an impressive facade featuring stone-built pillars.
“It’s a generous size. There are two double bedrooms and the drawing room has French windows to access the terrace,” explains Ian. “Another thing that I really liked about it is that the previous owners, who were the first to buy the apartment, had installed a quality kitchen and bathroom. Also, there were attractive wooden floors and tiles.”
While Ian has not made any changes to the apartment’s décor in the time he has lived there, he has put his stamp on it with his own antique furnishings. But this is a home that could be decorated in a variety of styles, from the traditional to the contemporary.
“There has really been no need for re-decoration as the previous owners did such a good job on it while they were here,” he adds.

EASY ENTERTAINING
There is room in the contemporary-styled kitchen for a table, but Ian prefers to host dinner parties in the drawing room, where he has positioned a dining table which seats six very comfortably.
“I don’t entertain that often, but I certainly have enjoyed having friends over for food and drinks,” he says.
All the apartment windows overlook the terrace and beyond that the beautiful communal gardens.
“I think there are a lot of flats similar in size to mine, but it’s not easy to find one of such high quality and comfort in the beautiful, upmarket surroundings of Sunningdale,” he adds.

LOCATION, LOCATION
The area has provided Ian with all the conveniences of town living, while at the same time being close enough to enjoy the surrounding Surrey and Berkshire countryside.
“Sunningdale is the home of golf and, although I am not a golfer, there are numerous clubs around here including Wentworth and Sunningdale,” says Ian. “Ascot and the race course with events such as Ladies’ Day, are nearby and you can walk at Virginia Water, which is a substantial public park with its own lake, gardens and all sorts of activities on offer.”
He adds: “The town is nestled in the Surrey and Berkshire countryside, but still in the commuter belt, making it perfectly placed.”

GOOD CONNECTIONS
Trains from Sunningdale take about 50 minutes into London’s Waterloo Station and there is also a much faster service from nearby Maidenhead.
It has been ideal for Ian but now he is moving on: he has decided to sell the apartment and is looking to move into a house with a garden.
“The apartment has been perfect for me, but now it is time for me to move to something larger. I do, however, love being in this area and so hope to stay close by.”

Setting The Scene

Wilbury Lodge is a gated and secure complex of apartments featuring an underground car park and communal gardens to the rear. Accessed by electronic gates, the drive gives way to the basement car parking, where the apartment also has its own secure storage unit. Mature trees dot the communal garden that is laid to lawn, providing a serene setting for the residents.
The terrace at Ian’s apartment is full of pots as well as two 4ft high planters cascading with colourful blooms. There is also an outside table and chairs for enjoying al fresco dining.

Whats Nearby

The property is situated in this pleasant road close to Sunningdale town centre and is ideally located for access to Sunningdale train Station (London Waterloo 47 mins), Waitrose and a host of popular shops, restaurants and bars. Sunningdale also boasts the world renowned Sunningdale Golf Course, which offers some beautiful landscapes for golfers and non-golfers alike. The nearby towns of Ascot and Virginia Water give an excellent range of further recreational and social events and shops for day to day requirements. There is easy access to London and the motorway network via the M25 (J11/13) which links with the M3 (J3) and the M4 for journeys to Heathrow Airport and central London.

Within Easy Reach

The nearby village centres of Sunningdale and Ascot cater for day to day shopping requirements, while Windsor provides more comprehensive recreational and shopping amenities. The area is well known for boutiques, bars and traditional country public houses and boasts some of the finest restaurants with Coworth Park and The Wentworth Club locally as well as the Michelin starred The Waterside Inn and Heston Blumenthal’s restaurants in Bray. The area is fortunate to have some of the best independent schools including Wellington College, Eton College, Papplewick, Heathfield School, St George’s and St Mary’s Ascot.
