A delightful and surprising 3 bedroom Grade II Listed chocolate box cottage full character and charm in the heart of this village within a conservation area.
Step into history in this Grade II Listed cottage dating back to 1680 with an abundance of charm and character. The current owners fell in love with the cottage and have found it a very comfortable house and very much enjoyed the village life. Once upon a time the cottage was a former shop and is constructed from brick, cob, timber framed with wattle and daub and brick infill under a thatched roof with clematis growing around the wooden front door. The sitting room has a log burner and exposed beams and opens into the garden room with a stable door to the veranda. The double aspect kitchen/dining room is lovely and has a tiled floor and a good range of floor and wall mounted wooden units with space and plumbing for a washing machine, dishwasher, range cooker and American style fridge/ freezer. There is a rear door to the veranda and garden beyond with a coats area and an under stairs storage cupboard.
On the first floor the master bedroom has the original oak window with fully fitted wardrobes and a Victorian fireplace. The en-suite is a real feature of the property having a travertine tiled floor, large walk in rain shower, exposed beams and an inset sink unit with storage and a W.C.. The sink came from Marrakesh. In addition there is a 3-4 person sauna within the en-suite. There are two further bedrooms and a modern family bathroom with a Jacuzzi bath, separate shower, high level W.C. and wash hand basin.
Throughout the property there are character features such as exposed beams and wooden latch doors and for a cottage of this age the ceiling heights are good and the property is light.
From the front the pavement leads to the workshop with power and light and a good range of storage cupboards. The workshop is attached to the adjoining property's utility room and there is pedestrian access to the garden on the far side. The pavement leads on in turn to the village Church in one direction and the village school, shop and pub in the other. The walled garden to the rear of the property is a delight and contains a pond and water feature, vegetable patch, a greenhouse, patios and an abundance of flowers, shrubs and roses and a lawn. The cottage does not have allocated parking however the vendors have no problems with on street village parking close by.
Okeford Fitzpaine is a delightful village in the Dorset Downs which are in the heart of North Dorset. The village is very picturesque and street scenes often appear in magazines and calendars as does the surrounding countryside which offers some of the finest views of the county, particularly from Okeford Hill. There are many bridleways and footpaths and consequently some of the best walking and riding countryside is right on the doorsteps along the Wessex Ridgeway. There is a real village community that is well served by the parish Church, thriving primary school and popular pub and village shop. The market towns of Sturminster Newton and Blandford are both about 5 miles away and cater for everyday needs. There is a mainline station at Gillingham and the shopping centres of Poole and Dorchester are each about 20 miles away.
