Full description

Tenure: Share of Freehold

Located just a few metres from the open spaces of picturesque Ham Common with its traditional Village Pond and cricket pitch, this rarely available ONE bedroom apartment stands at over 570 square feet.

Designed in the late 1950s in the former grounds of a Queen Anne house, the apartment enjoys communal gardens both to the front and the rear, plus its own Private Balcony Terrace.

The layout provides a large and roomy lounge/dining room, standing at over 19' in length with windows to the front and side.

Plenty of storage is available in the kitchen with fitted cupboards at base and eye level, inset sink unit, spaces for dishwasher, cooker and fridge, double doors to a pantry cupboard, plus an additional store cupboard with locker cupboard over doorway. With windows to the front, the kitchen also enables access through a glazed door onto the covered PATIO BALCONY, providing outside space with room for a small table and chairs.

The BEDROOM overlooks the rear garden with additional fanlight windows and sliding mirrored doors to an inbuilt wardrobe cupboard.

The bathroom offers a white suite comprising pedestal wash hand basin, W.C, panel enclosed slipper bath with shower mixer over, tiled walls and heated towel rail.

Additional storage is available off the communal entrance hall with the provision of a storage locker for each flat.

With a long lease of 999 years from 1958 with the freehold held in common by the residents, only metres from the open spaces of Ham Common and being offered with the advantages of VACANT POSSESSION AND NO ONWARD CHAIN, this apartment is a MUST SEE!

The starred category on the Grade II listing is defined by English Heritage as applying to 'particularly important buildings of more than special interest' and effectively places this property in the top 8% most important of all those listed by them. Awareness of this development has grown with greater recognition among the general public of one of its architects Sir James Stirling, who is now commemorated annually in the Stirling Prize for Architecture.

Langham House Close was designed in 1955 and built 1957/58 by James Stirling & James Gowan, It is often referred to in architectural literature as their "Ham Common Flats". It is considered to be influenced by Le Corbusier's Maison Jaoul but also includes vernacular touches and ironic features like the concrete 'gargoyles'. Unlike many significant modernist projects, it was a privately funded development and not social housing.

This was Stirling's first major work and led to him designing the Engineering Building at Leicester University in 1963 which established his reputation. His other later works include the History Library at Cambridge, the Performing Arts Centre at Cornell University, the Clore Gallery at Tate Britain, the Braun Factory in Germany, the Sackler Museum at Harvard and the Neue Staatsgalerie in Stuttgart.
