Excellent family home with uninterrupted views over the Tay Valley

Location

Comairche lies in a beautiful rural setting within the village of Dull, around 3 miles west of the popular Highland Perthshire town of Aberfeldy. The surrounding countryside has lovely views over the Tay Valley, with green fields interspersed with woodland and rugged, spectacular heather-clad hills.

Aberfeldy offers the full range of local shops and services, including a medical centre and cottage hospital, banking, post office, veterinary and dental practices. There is local schooling in Aberfeldy at the well regarded Breadalbane Academy. Pitlochry, about 18 miles, has a further range of shops and is home to the famous Festival Theatre. Here is also a railway station on the main line from Inverness to London, served by the Caledonian Sleeper service. The city of Perth is 28 miles away and offers all the amenities and professional services expected of a regional city. The A9 is the main route into the Highlands and has stretches of dual carriageway between Ballinluig and Perth, where it links with the M90 south to Edinburgh. Edinburgh International Airport is on the near side of the city.

There is a very good selection of renowned private schools within reach including Kilgraston, Strathallan, Craigclowan, Glenalmond, and Morrison's Academy and Ardvreck (both at Crieff).
The local area is a mecca for outdoor enthusiasts, with ample opportunities for cycling, walking and climbing. The Highland Safari centre is on the doorstep. Highland Perthshire has many wonderful walks and mountains including a number of Munros, and Pitlochry is on the National Cycle Path. There is salmon and trout fishing on local rivers, water sports at a purpose built centre at Loch Tay and golf courses at Aberfeldy, Strathspey, Kenmore, Taymouth Castle, Dunkeld and Pitlochry. For skiers, Glenshee, Aviemore and the Nevis Range are all within close range.

Description

Comairche is a fine family home within the rural hamlet of Dull. The house has an excellent elevated setting with fantastic far reaching views over the surrounding countryside. The accommodation is very nicely presented and is particularly well arranged for modern day family living.

The house has a formal front door that opens into the hallway with the back door opening into the utility room with the kitchen beyond. The kitchen has Italian floor tiles and is fitted with German units with a granite worktop. Integrated appliances include a dual-fuel Britannia range (with double oven, grill and 7 burner gas hob with extractor fan over), Belfast sink, Samsung fridge freezer and dishwasher. The adjacent utility room is fitted with a range of units, has an integrated stainless steel sink, Miele washing machine and Bosch drier.

The sitting room is a fine dual aspect room and has a south facing bay window that allows plenty of light to flood in. There is a Nestor Martin multi fuel stove with electric air valve controls and brick surround. Steps lead to the dining area with sliding glass doors to the conservatory.

The conservatory was added in 2011 and has superb panoramic views over the surrounding countryside. There are heaters for the winter and a fan to keep cool in the summer months. French doors open out from here into the garden.

The master bedroom also has stunning views and has a fantastic en suite shower room which is fully tiled, has a walk in shower, wash hand basin, WC, bidet and towel rail. The master bedroom has a dressing room with Nolte fitted wardrobes and a door into the conservatory.

There are a further four bedrooms that share a family bathroom which includes a walk in shower and a separate shower room. The two bedrooms, located at the north end of the house could potentially be a self contained annexe with its own entrance door. There are water and electric connections available to reinstate a kitchenette if required.

There is access to two separate lofts from the hallway and these are both partially floored and have power and lighting.

Outside
Comairche is surrounded by a range of mature shrubs, trees and planted flower beds. Down the east side of the garden is a row of apple trees and there is a sizeable area of lawn which surrounds the south side of the house. The patio off the conservatory gets sunlight most of the day and is a lovely spot to enjoy outdoor dining and barbequing.

Comairche has a large gravel driveway where there is plenty of room for parking and turning. This gives access into the double garage which has power and lighting and space for a work bench. The garden chalet is a useful space for a home office and has power, lighting and a water supply. There is a shower (electric) room with WC and a mezzanine accessed by stepladder with a small sleeping area. There is an intercom system between the house and garden chalet.

Externally there are two water taps, weatherproof electrical power points and lighting.
