General Information
Park House' is situated in an elevated position in the village of Burravoe in the south-eastern corner of the island of Yell about five miles from the ferry terminal at Ulsta.

The largest of Shetland's North Isles, Yell, which measures about 19 miles long by 7.5 miles wide, sits between Mainland Shetland and the neighbouring island of Unst.

The population of around 900 benefits from excellent facilities (given the island location) which are mostly based at Mid Yell in the centre of the island, although Burravoe itself has a primary school, marina & pier, plus a small museum at the Old Haa near to the house, and there are local shops at the ferry at Ulsta, and also at Aywick five miles to the north. Amenities at Mid Yell (8 miles) include another shop, a Junior High School, superb leisure centre & swimming pool with main hall, squash court, fitness suite & football pitch, plus a medical centre including dental surgery.

Given its location the house is within easy reach of the ferry to mainland Shetland, a regular 20 minute ro-ro ferry service which runs throughout the day to Toft about 10 minutes from Brae & Sullom Voe, and approximately 27 miles from Lerwick, putting Shetland's main town within possible commuting distance.

Spread over 100 islands (15 of them inhabited), Shetland lies in the middle of the North Sea, about 100 miles north of Mainland Scotland. But despite the remote 'get-away-from-it-all' location (Shetland is closer to Bergen in Norway than Edinburgh), Mainland Scotland is still reasonably accessible thanks to a daily overnight ferry service (www.northlinkferries.co.uk) linking Lerwick with Orkney & Aberdeen, and regular flights (www.flybe.com) from Sumburgh at the very southern tip of Shetland, to Aberdeen, Glasgow & Edinburgh, with islanders currently entitled to discounts on both.

The property comprises the original stone-built house plus later small extensions to the side and front. It has power, water and a telephone line, and drainage to a septic tank. Windows are double glazed except for the porch. It is being sold in its current condition and no warranties will be given in respect of any contents or services. The house presently only has pedestrian access however the surrounding landowner has expressed their willingness to grant vehicular access over a specified route.
