IN THE OWNERS' WORDS
"We loved Pendeen Cottage the minute we walked inside the thick walls and slate floors, and the way it has been carefully and thoughtfully adapted over the years (the downstairs bathroom is in the old cow shed, the hay loft part of one of the bedrooms). The garden and surrounding area are beautiful. Pendeen has been a wonderful and very happy home to us over the last 10 years, with its lovely outdoor space and garden coming into their own in the summer and its wood fire and open hearth making it warm and inviting in the winter (it's especially enchanting at Christmas time). Lots of happy times and fond memories."
A covered front porch leads to a stable door opening to the large sitting room. Slate floors, exposed beams and a very attractive granite fireplace with a modern wood burning stove inset create a charming and cosy ambience and first impression. This sitting room is easily large enough to be used as a sitting/dining room being approximately 21' in length. The adjoining kitchen has a range of unfitted shaker style cabinetry with a Sandyford range cooker at one end. This is the quintessential 'cottage kitchen' with slate floors, Belfast sink, exposed beams, a stable door leading to the kitchen garden and space for a breakfast table and chairs at one end. In addition to the oil fired range there is a conventional stove and space for a dishwasher and fridge-freezer.
From the sitting room a door leads to an inner hall with adjoining shower room. Stairs lead up to a large landing, which could be used as a study, and on to a double bedroom. Below the bedroom is an equally sized room which could be used either as a separate dining room or fourth bedroom. This wing of the house has a separate entrance and so could lend itself to becoming an annexe, with bedroom, sitting room and shower room.
Stairs from the sitting room lead up to two further bedrooms and a family bathroom. The master bedroom is very large, running the entire width of the original house it is effectively the same size as the sitting room below (21 feet long). A pair of south facing windows overlook the garden. The second bedroom is currently used as a study, but is large enough for a double bed. The family bathroom has an attractive claw foot tub with a shower over and a vaulted ceiling with exposed beams.
This is a delightful property which would make a very comfortable family home or holiday home in the heart of Cornwall.
GROUNDS & GARDENS
The property has off street parking for 3 or 4 cars. Steps lead down from the parking area to both sides of the property. To the north of the house a path leads to the kitchen stable door and onwards to the garden shed to the side of the house. Opposite the kitchen door granite steps lead up to a kitchen garden. A number of raised planting areas are surrounded by a Cornish hedge to one side and a fence to the other, which overlooks a small neighbouring paddock.
To the south of the house there is a level lawn which is immensely private being bordered by a high Cornish hedge and mature trees. There is an attractive patio area of large slate tiles to the side of the summer house. With electricity and plumbing this can be used as a utility or storage room, children's playroom or as a garden room. Additionally there is an ornamental pond and greenhouse.
St Austell 4 miles; Truro 11 miles; Sticker 1 mile.
The property enjoys a delightful position in a private location surrounded by neighbouring paddocks. Despite this rural outlook it is not isolated with a handful of other properties in the locality. St Austell and Truro contain main line railway stations, good shopping centres and private and public sector schools. Within easy reach there is a choice of sandy coves and beaches around the Roseland on the south coast with fine walks along the coastal footpath.
Hot water and central heating are provided by the oil fired Sandyford Range in the kitchen. Mains electricity and water, with drainage to a private septic system.
The property is rated D currently for Council Tax purposes.
