Location The land is situated in a picturesque rural position on the Shotley peninsula. The land lies approximately five miles south of Ipswich. Tattingstone offers a range of local facilities, in particular Alton Water Sports Centre. The land provides good access via the A137 to the A14. The railway stations of Ipswich and Manningtree offer direct mainline services to London Liverpool Street in approximately 1 hour.

The land is shown as Grade 2 on the former MAFF Land Series Classification Map. The soil is described as being of the Ludford (571x) Association which is well drained fine loamy soil suitable for growing cereals and sugar beet. The land is currently stubble following winter wheat. There is no land drainage required due to the light nature of the soil.  

Environmental Scheme The land is subject to a wider ELS/HLS scheme which covers the Vendor's retained land. Details regarding the specific options and continuation and transfer of the Scheme options can be discussed with prospective purchasers.

VAT Should any sale of the land, or any right attached to it, become a chargeable supplier for the purpose of VAT, such VAT shall be payable by the purchaser in addition to the contract price.
