The House

The Old Vicarage enjoys a delightful elevated and secluded position next to the Church and in easy walking distance of the village amenities. This handsome Victorian house was built in 1867, is not listed and has been restored into a wonderful family home which has been enjoyed by the current owners for many years, whilst retaining many fine period features. It has well-proportioned rooms with high ceilings, marble and stone fireplaces, original cornicing, good quality joinery with original shutters, polished floorboards, and flagstones.

The entrance hall gives access to the reception rooms, the first of which is an elegant drawing room, which has an open fire with a marble surround and two large windows overlooking the gardens.  Off the hall is the very comfortable dining/sitting room with a woodburner at either end of the room and three large windows typical of the period. The kitchen has an Aga, an excellent walk-in larder, fitted wooden units and leads through to a large sunny bespoke conservatory with french doors to the garden. Flagstones run from the kitchen through to the large Utility/back kitchen at the rear of the property which provides more storage and work space. The Cellars are accessed from the inner hallway; the conditions make it perfect for storing wine and the home-grown produce.

On the first floor are five double bedrooms, a study/eighth bedrooms and a family bathroom. One of these is a guest suite with the shower room attached, two are double aspect and have views across the grounds, two have built in wardrobes and all enjoy beautiful views of the gardens.  The majority of the bedrooms have period feature fireplaces. The split-level landing leads up to the second floor where two further bedrooms can be found.  There are two main spacious attics both boarded to make great storage spaces.

The Grounds

The Old Vicarage is situated at the end of a no through road next to the village church. Because of the property’s elevated position it enjoys views from every corner across the village and open countryside.  The sweeping driveway brings you to the front of the house where there is a turning circle with plenty of parking.  The gardens have been nurtured by the current owners and enjoy many interesting plants and trees. There is a large lawn surrounded with wonderful flower borders, a well-stocked kitchen garden with a Victorian style greenhouse, an orchard with many mature and young fruit trees and many seating areas to enjoy the stunning views. There is a range of stone outbuildings which are situated at the rear and side of the property; they are easily accessible and one of which is the former coach house for The Old Vicarage and is currently used for garaging.  The property also has a solar-heated well-kept swimming pool which is set in its own attractive garden. The Old Vicarage’s position means the house and gardens enjoy peace and privacy.

Set in approximately two acres.

Situation

Compton Dundon is an attractive village, lying in one of the most picturesque parts of Somerset between Somerton and Street. The village is surrounded by unspoilt countryside with wooded hills and public access to many footpaths. There is a very vibrant community which is based around the church, cricket pitch, pub and village hall. Somerton is a small Anglo Saxon town about 3 miles south whilst Street is 2.5 miles north. Both provide a good range of facilities and amenities.

The town of Street is set on the edge of the Polden Hills, south west of Glastonbury and the high street benefits from a wide range of shopping facilities, including all of the usual amenities and more such as two swimming pools and a theatre.  Street is also home to the popular Clark’s Village Outlet Shopping centre, which offers over 90 stores including cafes and restaurants.

Nearby communication links include the A303 at Podimore which is a few miles south, M5 (J23) at Bridgwater, Castle Cary main line rail link to London Paddington and Yeovil Junction to London Waterloo. The Georgian city of Bath is about 30miles, and Bristol 30miles, Taunton 21 miles, Exeter 56 miles. Bristol International Airport is 27 miles.

The area is well served by good state and independent schools including: primary schools in Somerton, Butleigh, Ashcott and Street; Secondary in Street and Langport, Strode Sixth Form College and Millfield School (both in Street).
