Choumert Road, Peckham Rye, SE15

£1,750,000

Property Description

Full description

Tenure: Freehold

Impeccable semi-detached and designer-owned Victorian house of over 2000 square feet. Built circa 1860, the head-turning, palm-tree fronted home has recently been extended both out and up to create an impressive, generous family or entertaining-friendly luxury dwelling. Laid out over four floors are four bedrooms, three bathrooms, four reception rooms, a large kitchen and a study. The house has two entrances at upper and lower ground levels, and the beautifully-landscaped, walled south-facing 40ft garden is accessed via doors from the smartest of dining rooms. Gated off-street parking. Freehold.

Throughout the house, welcome and well-chosen features include sash windows (plus large skylight windows/glazing), stripped and treated floor boards, old school style radiators, glorious paint colours and plenty of hand-built storage. Peckham Ryeís zone 2 station is close for main line and Overground trains (Canary Wharf is easily reached, via Canada Water), and there are bubbling regeneration and restoration projects going on at and around the station and beyond.

The main front door to the house is at upper ground level, up the steps from the large gravelled driveway with wrought-iron gates onto the pavement. From the bright hall, two formal reception rooms Ė each with a huge sash window Ė are accessed to your right. These have been opened up, and ceiling roses and coving adorn the high ceilings. The floors are stripped and painted white. Each reception space has a fireplace; the front reception has a working fireplace and marble surround, and the second reception features an on-trend wood-burning stove and has large painted cupboards gracing each alcove.

The lower ground floor is home to a third reception room to the front of the building, with plantation shutters and more alcove cupboards. Itís an ace play/TV room currently but could just as happily be enjoyed as a fifth bedroom if you preferred. A large shower room sits adjacent, and doors from here open into a handy wine store (occupying the space under the stairs to the front door). The large 18ft by 10ft kitchen has marble work tops, painted wooden units, recessed lighting and a light scheme. Appliances are built-in and are included in the sale. The kitchen is part open-plan to the awesome dining room (a recent addition to the original house) of 17ft by nearly 10ft. One of the side walls has built-in cupboards for crockery/linen etc., and the rear of the room is pretty much all glazing, with doors out to the suntrap-status garden. The roof is also part-glazed with a huge skylight window. The garden has paved and lawned areas and is well-established. Also on this floor is a study/hobby room with large window to garden views plus another huge skylight.

Find the master bedroom on the first floor. It takes the width of the house Ė 18ft. Two built-in wardrobes keep matters tidy. Adjacent, a smart bathroom has brick-style ceramic tiling and period-inspired sanitaryware and fittings. A large single bedroom offers garden views and has a built-in alcove cupboard, too. Two further bedrooms sit on the second floor. The rear bedroom is 12ft by 12ft. The bedroom at the front of the building has two large skylight windows and is 10ft by 10ft. A lovely third bathroom has been cleverly created partly in the eave space.

Locations donít come much hotter. Peckham (no stranger to the press of late!) has loads of independent shops, restaurants and cafes and youíre well-placed to notice this on Choumert Road, with fashionable Bellenden Road (featured most recently in Time Out) a tiny stroll from your door. We particularly like Bias, Paulís Cycles, The Begging Bowl, Artusi, Anderson's, The General Store, Flock & Herd and Review book store. Itís also worth mentioning Crossways Cafe for a reliable fry-up! Further down Choumert Road itself you have some great places too: Petitou, Miss Tapas, The Montpelier and Cafe Viva are all delightful. Rye Lane is at the end of the road for The Bussey Building and Copeland Park (including summer roof-top cinema and bar and various pop-ups and regulars), Frank's bar, Peckham Plex cinema, plus markets and handy high street offerings. Camberwell is a short walk or shorter bus ride for The South London Gallery, No. 67 cafe and more restaurants etc. The Camberwell Arms, The Crooked Well, Theo's and Queen's all come highly recommended.

Green space? Warwick Gardens is your closest patch, with playground. For bigger open spaces, it's not far to Peckham Rye Park and Common's 113 acres, Dulwich and Greenwich Parks. Little ones are here or on the horizon? The Villa Nursery and Pre-Prep. School is local, on nearby Lyndhurst Way. The Belham (run by Dulwich Hamlet Educational Trust) is new, open and already proving a big hit with local families.
