A beautifully presented south facing home overlooking the Harbour at Polperro. Recently improved and re-furbished the home has charm, character and style in this idyllic fishing village.

IN THE OWNERS WORDS
"Polperro is one of those special places that one never forgets after visiting. I first saw Polperro, when I was living in London, and I fell in love with the beautiful harbour and sea views. I was lucky to find and buy a house on Talland Hill, the sunny side of Polperro, with views that look down on the harbour as well as out to sea -- as far as the eye can see!

The house itself is beautiful, with a nice conservatory and, I think, it has one of the best kitchens in the village. The cafes, restaurants and the unforgettable pubs, like the Blue Peter, make this village a delightful place to live (or have a second home, which I did for years). One of the special things for me, personally, is the fact that the people, who live here, really do "watch out" for each other. I have made some wonderful friends in the village. That is an added bonus to the overall pleasure of living in Polperro."

PROPERTY
Located towards the bottom of Talland Hill and just away from the tourist area of the town, is this attractive cottage which is far larger than first appearances. Arranged over four floors allowing each of the principal rooms to make the most of the views, this beautifully presented house is now available for viewings.

From the roadside, the front door leads in to the ground floor reception hall with a cloak room to the front which also serves as a coat cupboard. To the rear is the good sized sitting room with hardwood floor. A feature stone fireplace with a stone hearth is the second most compelling feature - eyes are constantly drawn to the views from the pair of sash windows overlooking the harbour.

Stairs lead down to a lower ground floor which is home to the eat-in kitchen. Re-furbished by the current owner, the kitchen features a range of matching eggshell blue cabinets with a solid wood worktop with an inset Belfast sink. There is a built in undercouter drawer fridge and plenty of storage. A slate floor adds character as do the exposed beams, a red Everhot double oven range and a fireplace with an oak mantle. There is room for a large kitchen table and chairs. A pair of French doors open in to the conservatory which is a delightful place for a morning cup of tea. From here, doors open out to the rear walled patio. From here you can watch the life of the harbour below.

Upstairs, on the first floor, is a master bedroom with a pair of south facing sash windows and a pretty Victorian fireplace. A smaller single bedroom has been converted into a good sized family bathroom with a roll top bath, separate shower, w/c, pedestal sink and a heated towel rail.

The second floor has another double bedroom, this one set in the eaves of the house which have a dormer window and a velux window offering stunning views. This room has the benefit of an en-suite shower room.

Throughout, the house is presented to a very high standard and is a testament to the owner.

Set some way away from the house within the village, the house owns a single private garage. This is a rare commodity in this village and offers useful storage or a designated parking area for the home owner.

SURROUNDING AREA
Polperro is a picturesque and thriving fishing village with a strong local community. The colourful houses sit on the surrounding hillside overlooking the harbour. There are a range of independent shops, cafe's, restaurants and art galleries within the village which is a both a seasonal popular tourist destination and home to many permanent residnets. Access into Polperro is limited, with most vehicles parking on the edge of the town, with a shuttle service by minibus or horse drawn carriage into the centre. The lack of traffic creates a quiet village where everything is within walking distance!

The nearby town of Looe, about 4 miles away, provides a further range of facilities and from here there is a small railway station linking to Liskeard, about 15 miles to the north, which is on the Penzance to Paddington line. Access to Plymouth is via the A38 and the Tamar Bridge with an average travelling time of about 45 mins by road. The Cornwall South Coast Path runs close to the property giving access to many parts of this largely National Trust owned coastline. There is a well-regarded junior school in Polperro and a secondary school in neighbouring Looe.
