Section 106 Agreement
A Section 106 Agreement has been completed (dated 21st July 2016) and a summary of the obligation is below: Off Site Affordable Housing Contribution to be paid likely to amount to £521,725 (allowing for the construction of 11 affordable homes within the 70 dwellings). The calculation for this can be provided with the 106 Agreement. Payment of the Off Site Contribution. 50% due on or before the occupation of any one dwelling and the further 50% balance is payable before occupation of 50% of the marketable dwellings. Full details of the planning permission and Section 106 can be obtained from Bagshaws' office and all interested parties are advised to view this. The purchaser will be required to indemnify the Vendor of all obligations.
Plans, Areas and Photographs
The plans and images are for reference only. The purchaser shall be deemed to have satisfied themselves as to the description of the site. Any discrepancies shall not annul the sale nor entitle either party to compensation.
The boundaries are predominantly established hedgerow, however, a new boundary will need erecting at the south and east section of the site.
