Description

The Homestead is a lovely Grade II Listed cottage in a pretty hamlet setting with a private lane approach and rendered elevations set beneath a Devon Thatch and slate roof. The property has been extensively and sympathetically refurbished by the current owners to include the addition of a superb hardwood conservatory, along with the construction of a large garage/workshop. Rich in character throughout the cottage has plank and muntin screens in the sitting room and dining rooms, feature inglenook-style fireplaces and various exposed timberwork, trusses and beams. The focal point for day-to-day life is the superb kitchen/breakfast room with bespoke units and a large recessed inglenook with period bread oven, as well as a useful walk-in pantry. The kitchen opens to the hardwood conservatory; a superb additional space overlooking the pretty cottage-style gardens and also opening to the period-style bathroom/laundry room with roll-top bath and attractive suite. To the first floor there are well-proportioned bedrooms with some exposed timberwork, along with a modern shower room. Externally there are relatively level, cottage style gardens front and rear, with the main expanse of garden enjoying views over the nearby meadows. There is parking for several vehicles in front of the expansive double garage/workshop.

Situation

Perkins Village is a pretty hamlet with period properties, a farm and a stream running through surrounded by beautiful rolling East Devon countryside. The popular village of Aylesbeare is just over a mile to the east, being a picturesque village between the vales of the Exe and the Otter. West Hill is around five miles away where amenities include a well-regarded primary school. Secondary education is available at the Kings College in Ottery St Mary, which has been rated ‘Outstanding’ by Ofsted and the property is within the catchment area. Woodbury Common is just a few miles to the south, providing good hiking opportunities, as well as Woodbuy Park golf course and the beach and beautiful coastline are easily accessible at Budleigh Salterton, around 9-miles to the south. Good boating opportunities are available on the Exe Estuary at ever-popular Topsham, around 7-miles to the west. The Cathedral city of Exeter lies around 10-miles away with its red brick university, good range of public and private schools, fine dining, rail link to London Paddington in just over two hours, along with good shopping at Princesshay. Perkins Village also offers easy access to the M5 and Exeter Airport.

Directions

From Exeter and Topsham, head towards Sidmouth along the A3052. Pass Crealy Park and The White Horse pub and take the next turning on the left hand side, signed Exeter Airport. Follow the lane, passing the first right turn (Withen Lane) and, upon reaching the sign on the right hand side for Perkins Village (the second right hand turn), progress towards the hamlet. The Homestead will be found on the right hand side, just after the pretty thatched lych gate and before you reach the ford.
