The Story

ENTICING AMBIENCE
Thinking back, Angie says it was the whole ambience of the property that was so enticing.
“I just loved the feel of it: it was a light house and it felt so welcoming,” she recalls. “It was also so much larger on the inside than you would ever imagine from the outside.”
She and her husband have added a few of their own touches over the years, enhancing the house with carefully chosen fittings and interior design schemes.
“I have changed the bathroom, as well as all the flooring and the kitchen tiles. It is now quite contemporary in style and very comfortable and easy to live in.”

PERFECT LAYOUT
The ground floor of the property includes two reception rooms, together with the generous kitchen breakfast room, the utility room and a cloakroom.
“The main drawing room is at the front of the house and then we have two more rooms that have been opened into one,” she explains. “We have our dining room at one end of this very long space and then a snug and television room at the other. When the children were young this was ideal as they were able to have their playroom here and we could keep all their toys in one place.”

PARTY HOUSE
Upstairs there are two particularly generous bedrooms, each with a bay window. A smaller bedroom, with a pretty window, and the sumptuous bathroom, with its free-standing bath, are also on this level.
The large kitchen, which has a door on to the garden, has given the family great pleasure over the years.
“I think I spend most of my time in here,” Angie admits. “Because it is such a big kitchen it is where everyone tends to gather, especially at parties! We held my son’s christening here and had about 100 people between the house and a marquee in the garden. We also hold a New Year’s Eve party here every year.”

OUTDOOR LIVING
Guests do spill out into the garden when the weather is fine. This has also been landscaped by the couple to include two entertaining areas.
“There is a terrace close to the house and then we have an area of decking right up at the back so there is always somewhere to sit out and enjoy the warmth.”
There is lots of space for children’s outdoor equipment – indeed, for many years there was a large trampoline and still plenty of lawn for playing out on.
“We are quite ‘outdoorsy’ people and like being out in the garden as much as we can,” she says.

FOND MEMORIES
They have enjoyed their proximity to places such as Longwood Gardens and Redbridge Lakes. There are activities and clubs close by for children to join, and with the underground station just five minutes’ walk away, it is easy to travel into London.
“My husband commutes into the city and finds it very quick,” she says. “And I can be at Westfield to go shopping with 15 minutes.”
With her youngest child just 18 months when they moved in, the house on Rivington Avenue holds lots of fond memories.
“Not only will I think about them growing up here but the road also has so many family connections. I will be very sad to leave – this is a lovely home.”

Setting The Scene

The house is set back from the road, with off-street parking.
At the back of the property there is a generous garden, with a large expanse of lawn and two seating areas. Close to the house there is a sun terrace while another entertaining deck is positioned at the end of the garden.
