THE LOCATION
Bures is a very well regarded village straddling the Suffolk and Essex borders. It has a wealth of period houses and cottages at its centre, together with many more modern properties. There is a well regarded primary school and very active community, with village hall and large playing field alongside the river. Bures has its own railways station providing shuttle trains through to the main London and Colchester line with fast services on to Liverpool Street via a change at Marks Tey. Mount Bures is a much smaller village just outside the main one and the property is itself outside Mount Bures, one of a small group of properties surrounded by open countryside and fields.

THE PROPERTY
The cottage is one of a pair built on a massive oak timber frame under a thatched roof, with later brick built and slate roofed extension to the rear. The size of the timbering suggests that the properties may have started life as a single rectangular hall house of some quality. Upstairs is a substantial cross beam with magnificent crown post. The accommodation downstairs provides a sitting room, kitchen dining room and bathroom and upstairs is presently one large bedroom. This could perhaps be subdivided as there are two windows at the end. Distinctive feature of upstairs is the huge tie beam which you have to duck under - this is structural and could not be easily removed. To the side is vehicular access and a good parking area with space perhaps for a garage or carport (next door has one) and there is a fair size garden adjoining open fields looking down towards the floor of the Stour Valley. Oil fired central heating is provided.

THE ACCOMMODATION

ON THE GROUND FLOOR
Entrance Lobby 6' x 3' (1.8m x 0.9m). With ledged and braced timber front door, open stud partition through to the sitting room and stripped pine ledged and braced doors to the kitchen and bathroom.

Sitting Room 16' x 11' 6" (4.9m x 3.5m) plus study recess. With casement window to the front and side, fine exposed timbers wall and ceiling timbers and a wide chimney breast with a heavy oak bressumer above and a deep recessed fireplace (presently closed off), traditional brick block floor. Study recess alongside the fireplace with space for a computer desk etc. Radiator.

Kitchen/Dining Room 17' 9" x 9' 6" (5.4m x 2.9m). Across the back of the house with two windows looking right out across open fields towards the floor of the Stour Valley. Kitchen end fitted with a range of light oak wall and base cupboards, some with leaded light glazed doors, with oak nosed laminate working surfaces and tiled splashbacks on three sides. Equipped with stainless steel sink, four ring electric hob with electric oven below and spaces for washing machine and full height fridge/freezer. Floor standing Alta Camray Five oil boiler supplying central heating and hot water, vinyl floor. Dining area with radiator and carpeted floor.

Bathroom 6' 6" x 5' 6" (1.95m x 1.7m). With matching white suite comprising panelled bath with mixer tap, shower attachment and shower screen, low flush WC and pedestal hand basin. White tiled surrounds, pattern glazed window, radiator and electric fan heater.

FIRST FLOOR
Vaulted Bedroom 15' 9" x 15' 6" (4.8m x 4.7m). One single large room which is vaulted right up to the 9ft high ceiling, open as these cottages would originally have been. Fine exposed ceiling timbers revealing the historic twine thatch ties and with the original centre cross beam and crown post with brackets above. At one end is the great original two inch red brick chimney breast running right up to the ridge with a high level tank cupboard alongside. Radiator, gallery rail around the stairwell. Two windows at the gable end.
Agent's note - the room is large enough to be divided into two, as it already has two windows.

OUTSIDE

THE DRIVEWAY AND GARDENS
Overall Plot 79' x 51' maximum (23.5m x 15.5m). Vehicle entrance in off the road opening to a shingle parking area with turning head and space perhaps for a garage.
