Full description

An exceptional stone detached village house with a superior specification and considerable charm pleasantly situated on the edge of a delightful village. The accommodation comprises an Entrance Hall, Dining Room, Sitting Room, Utility Room, Kitchen/Breakfast Room on the ground floor, Principal Bedroom with en-suite, four further bedrooms and a bathroom on the first floor.

Dairy Cottage was created in 2005/2006 from two former farm workers' cottages, retaining the attractive exterior original stone elevations. It has charming accommodation with a high specification, further enhanced by the current owners. The accommodation is well proportioned with charming features including braced doors with thumb latches and low window sills, which take advantage of the extensive views over the Nadder valley. Numerous bespoke cupboards throughout provide effective storage. A pitched canopy porch with twin glass panel front door opens on to a delightful square entrance hall with a staircase leading to the first floor. From the hall to the left are glazed double doors to the dining room, whilst directly ahead is the sitting room which has a Jetmaster fire with limestone surround as well as numerous bespoke fitted cupboards and shelving. Beyond the sitting room is an enclosed porch giving access to the garden. To the right of the hall lies the kitchen/breakfast room, extensively fitted with base and wall units, a dresser and cupboards. Beyond this is the utility room with matching units, a stainless steel sink, water softener, shoe stack, plumbing and space for an automatic washing machine and a floor mounted Grant oil fired boiler. A further door gives access to the downstairs cloakroom with WC and corner wash hand basin. A stable door leads into the garden. On the first floor the principal bedroom has a newly re-fitted ensuite shower room including a Gerberit WC, wash hand basin with vanity unit and a large Grohe shower cubicle. There are three/four further bedrooms, one currently used as a study/office with fitted cupboards and book shelving. All four rooms used as bedrooms have fitted wardrobes. The majority of the upstairs rooms have double aspects. Besides the ensuite there is a recently re-fitted family bathroom centrally located with a bath, shower cubicle with Grohe shower, wash hand basin with vanity unit, a large fitted matching cupboard and WC. On the landing there is a shelved linen cupboard also containing the hot water tank and power shower unit.

The property is delightfully situated on the edge of the village of Teffont Evias which lies in the heart of the Wiltshire countryside and which also has the popular Howards House Hotel. The village of Dinton is nearby where there is a community shop and also Philips House where the grounds are open to members of the public. The Compasses Inn is in nearby Chicksgrove and the large village of Tisbury is just over three miles away where there is a selection of shops and facilities which include a doctors surgery. Tisbury also has a mainline railway station, as does the Cathedral City of Salisbury which is approximately nine miles to the east.
The surrounding villages are understandably popular and the countryside caters for all manner of country pursuits. There are also some excellent schools and the Dauntseys school bus stops directly outside Dairy Cottage.
Maurice Hewlett included Teffont in his list of the six most beautiful villages in England. Ley Road is named after the Ley family who owned the Manor in the 16th and 17th Centuries. Much of the stone used to build Salisbury in the 13th century came from the Teffont Evias quarries.

The property is approached through twin wooden gates leading to a gravel drive with parking for several cars and a large single garage, which has storage in the roof void. The drive is flanked by a lawn with lavender beds and a yew hedge. There are two wrought iron pedestrian gates, one with an arch above. A path leads around the property to the rear garden with a paved stone terrace, stone retaining walls, a small lawn with fish pond, as well as flower and shrub beds. Steps bordered by flower beds lead to a 'bowling green' lawn. There are five espaliered fruit trees in addition to two mature apple trees. In front of the bespoke timber framed garden shed are lavender beds and a clematis arch. To the right is a paved garden utility area with three purpose-built compost bins.
