DESCRIPTION Set along a private shared lane on a small exclusive development of just four converted character properties, Longsett is a beautifully realised virtually detached stone built cottage of style and charm offering stunning views over open fields in the popular village of Axbridge. Dating in parts (we understand) from the mid 1800's, the property is on one floor with a contrasting yet complementary layout providing a spacious, light living area that really focuses on that stunning vista. Accommodation includes a spacious lounge/dining room with vaulted ceiling, study, master bedroom also with a vaulted ceiling, french doors and tucked away mezzanine level, including an en suite shower room, two further bedrooms, one with french doors, kitchen, utility room, bathroom.

Outside there is a single garage, parking for several vehicles at the property, as well as a shared courtyard parking area, level lawned area to the front with mature shrub borders and pathway leading onto the terrace which spans the width of the majority of the property, and an artistic water feature.

As mentioned the position really is second to none with those fantastic far reaching views extending across the Somerset Levels. For lovers of walking this is a real bonus as a footpath connects to the lane making it eminently accessible and transforming that beautiful countryside into virtually an extension of your garden. Coupled with this, although Longsett has a real privacy and feeling of space, it is still very convenient for the historic square which boasts a number of historic buildings, not least King John's Hunting Lodge which dates from Tudor times and the 13th century Church of St John the Baptist, a beautiful Grade I listed building.

Longsett is a unique property, which although eminently 'move-in-able' still has a bit of scope for a buyer with vision to put their own stamp on things. To have that wonderful mix of space and character, with 'ruralness' and no isolation is very rare and we would therefore recommend a viewing without delay. Especially as it is offered with no chain! EPC rating TBA.

SITUATION Situated in an area of outstanding natural beauty on the east side of the A38 and overlooked by Wavering Down and Crooks Peak is the ever popular medieval town of Axbridge (www.axbridge-tc.gov.uk). This Somerset town is packed with 'old world' charm and its Medieval beginnings are still evident in some of its oldest buildings. An important wool-producer in the Middle Ages, the town has always been at the centre of things, indeed it was a river port in earlier times. This was reflected in its early royal charters allowing it to hold markets, fairs and become a royal borough. It even had its own mint, with coins showing the town's symbol: the Lamb and Flag. There is far less through traffic nowadays, but the layout of the town has changed little over the centuries, a medieval town expanding on a fortified Saxon burgh. Axbridge is well served for local facilities include post office, general stores, primary (www.axbridgefirstschool.co.uk) and middle (www.fairlands.somerset.sch.uk) schools (Fairlands being in Cheddar) and a number of restaurants. Further facilities are available in the nearby villages of Winscombe and Cheddar and as mentioned, primary and nursery schools are available at Weare and Axbridge with older children attending Kings of Wessex School (www.kowessex.co.uk) or private/public schools at Sidcot, Wells Cathedral School and Millfield. The town has good access to the City of Bristol and the seaside town of Weston-super-Mare and there is access to the motorway network at Clevedon (junction 20), St. Georges (junction 21) and Edithmead (junction 22). There is an international airport at Lulsgate and access to a mainline railway station at Yatton.

DIRECTIONS Travelling into Axbridge from the Bypass continue into West Street and turn immediately right into Houlgate Way. Continue straight down and take a right turn into Compton Lane, continue slowly along the lane and the small walled development can be found on your right hand side and Longsett can be found directly in front of you.

Our vendor says .... Axbridge is a unique community with a great mix of characters that it has been a privilege to belong to for nineteen years. This house is ideal with easy access to the Square but so peaceful and private up here

We have noticed ... What a stunning cottage, virtually detached as it is only attached on one corner to next door and benefitting from a really fantastic outlook, coupled with genuine convenience. A wonderful looking building with real kerb appeal offering that 'holy grail' mix of real character and period features with none of the perceived downsides one might find in some older properties.
