Although not at present listed, we were informed on 22nd September 2016 that Babergh District Council are considering listing the property and that English Heritage have been notified. Informal discussions prior to the launch of the marketing with Babergh District Council suggested that the property could have potential for alteration and extension, and we were informed planning policies HS33 and HS05 were likely to be relevant.
It is for prospective purchasers to make their own enquiries of the planning department regarding securing a future planning consent for their ideas.

Location
Beachams Farm is seriously hidden away in the lanes between the Parishes of Stoke by Nayland and Leavenheath. As Beachams Farm is so well tucked away, it can be challenging to find. It is marked on the Ordnance Survey 1-50,000 scale map, an extract of which is included within these particulars.
From Colchester travel in a northerly direction on the A134 and after passing the Nayland junction proceed for a further 1½ miles passing into the Parish of Leavenheath. Continue beyond The Lion public house and an old BMW garage, shortly thereafter turn right signed Plough Lane and continue for about 0.4 mile.
Turn right into Cock Street and proceed for approximately 0.2 of a mile where the lane divides, take the left hand fork and proceed for a further 0.2 of a mile, and at the point where you reach the end of the tarmac road, take the left hand fork and follow the unmade track, which is lined by mature trees, through the bends and down the hill where the gateway to Beachams will be found on the right-hand side.
OR
From the centre of Stoke by Nayland, proceed through the village keeping The Angel public house on your left and beyond the Ford garage, continue out of the village, past the school and take the 2nd left-hand turning into a small lane. Follow this lane as it bisects the golf course and turn left into Cock Street and follow the directions above.
