VIEWING ESSENTIAL FOR THIS TRULY UNIQUE PROPERTY.
The city of Truro is the retail and commercial centre of Cornwall, with the famous Cathedral lying at its heart. The city offers a unique mix of independent shops and multiples as well as an excellent collection of art galleries, bars, restaurants, night clubs, cinema, The Hall for Cornwall and the Royal Cornwall Museum. The city is steeped in history and features many wonderful Georgian terraced streets which are rivalled only in the west by Bath. There are also a number of fine municipal gardens including Boscawen Park and Victoria Gardens, which have in the past won many awards in the Britain In Bloom competition. The city also lies at the centre of the Cornish transport network and has a mainline station to London Paddington.
A truly unique property, Woodlane House, was designed by an award winning local architect for his own purposes and built to specific eco principles throughout.
The hardwood front door leads to a double height entrance hallway with an industrial design inspired staircase, giving access to the first floor accommodation. One enters through a sliding hardwood door to a simply superb dining room which is on a 'Grand Designs' scale and features double height glazed windows and doors which open into the conservatory, sitting room and kitchen. The kitchen features a range of custom German cabinets with granite worktops together with a range of integrated appliances built to a specific requirement for the current vendor. The sitting room is of good proportions and features French doors which open out into the patio area and garden. Both the dining room and sitting room feature custom built hardwood sliding doors with exposed rails and wood burning stoves, which provide attractive focal points to both rooms.
The custom built conservatory offers thermostatically controlled electric windows which allow cool air in and warm out. This allows the conservatory to maintain a constant temperature and also offer extensive south facing views over the garden.
From the entrance hall there is a good sized utility room featuring a range of units with granite worktops and Belfast style sink together with space for washing machine and tumble dryer. Beyond this is a good sized wet room which is fitted out to a high standard with contemporary sanitary wear. From the utility room a door accesses a large office or study which could be used either as a games room, a home office or a fourth bedroom according to one's requirements. Together with the studio/utility and wet room it could also be utilised as a separate annexe. The superb vaulted ceiling with exposed 'A' frames gives excellent natural light and currently the room is fitted with a range of wooden work surfaces together with a large storage cupboard.
To the first floor the accommodation provides 3 double bedrooms. The master bedroom features a vaulted ceiling and is divided creating a dressing area. French doors access a balcony which overlooks the rear garden and the master en-suite shower room has been updated recently with new shower and a further cupboard provides access to the heating and ventilation systems. A wonderful mezzanine area from the landing overlooks the dining room and provides access to the second bedroom which also has a curved ceiling and a contemporary en-suite which is concealed behind a curved wall with integrated double doors. A corridor from the landing leads through to a third double bedroom, which was added after the house was built. This bedroom offers a porthole window which overlooks the rear garden and has considerable character.
The property also features an integrated sound system with speakers within the ceilings of the rooms, controlled from a central hub in the dining room.
The superb landscaped grounds feature a gated gravelled driveway, which provides excellent parking for numerous vehicles, with a car port created under the first floor bedroom extension. There is also an additional parking area external to the driveway. The gardens are a particular feature of the property and extend to almost half an acre and are bordered by a range of mature trees which create privacy from the road and other properties. The gardens have a range of mature plants and shrubs carefully thought out for minimum maintenance in a range of raised beds. Gravel pathways lead through the garden to a superb natural pond with large granite stones and a range of aquatic plants whilst to the front of the conservatory is a formal pond which is well stocked. The large patio to the rear of the house is ideal for alfresco dining and entertaining whilst to the bottom of the garden is a studio building which offers power and water and would make an ideal hobby room or outside office. To the rear of this building is a further area of garden with raised vegetable beds and a greenhouse.
There are several principles incorporated into the house. Passive solar heating is gained via the double height conservatory into the dining room, rising to the first floor. This heat is stored within the externally insulated single block work construction and the design increases thermal efficiency. The conservatory windows are thermostatically controlled, automatically opening to release excess heat, or closing as needed. A 50 metre deep geothermal bore and heat pump provides all the hot water for the underfloor heating, which is only necessary to the ground floor and for bath, showers and hot water. The whole house ventilation is provided with heat recovery which reduces allergens and further reduces condensation and dust, and expels radon but is essentially a heat distribution system, keeping the house at an even temperature.Photovoltaic solar panels have been added to the roof of the property more recently not only providing power for the house but also a substantial rebate from their contribution to the national grid.
All of these systems mean that the house burns no fossil fuel, is free from C02 emissions and is low energy and low maintenance.
