Extending to about 1.10 hectares (2.72 acres), this site is located on the north side of Marine Parade and bounded by the Arromanches Camp to the east and the chalets fronting the Tarka Trail to the west and with easy access to the Dunes and Instow Beach. A plan showing the site is also attached.

Both sites are the subject of an Outline Planning Application for residential development and were heard at the Planning Committee Meeting of 13 July 2016. The details are:-

58626 - Outline Application for the erection of 6 dwellings, access and associated works, land at Anstey Way, Instow, Devon.

It was resolved that the application be approved.

58606 - Outline Application for erection of 10 dwellings, public open space, a locally equipped area of play, footpath link to the Tarka Trail, access and associated works, land north of Marine Parade, Instow, Devon.

It was resolved that the application be approved subject to a number of conditions. Such conditions are contained in the Planning Committee Minutes available on the Local Planning Authority website.

SECTION 106 AGREEMENT

The Senior Planning Officer has advised that the two applications are instrinsically linked in terms of the proposed Section 106 Agreement and provision of affordable housing.

The Section 106 Agreement Terms are yet to be finalised. An intending buyer may wish to have some flexibility to amend/finalise such terms.

HOUSING

The proposal is that the Anstey Way site comprises 6 open market dwellings. The proposal for the Marine Parade site is that there should be 6 dwellings for social rent and 4 dwellings for intermediate housing. The total number of dwellings then for both sites is 16.

INSTOW

The village of Instow is a thriving local community in North Devon located between the two principal towns of Bideford and Barnstaple. The village fronts the River Torridge estuary close to where it meets the River Taw and Bideford Bay. The village boasts a popular sandy beach, is home to an established local population and is also popular with holiday makers. There are good local facilities including a number of inns and restaurants as well as a General Store and Post Office.

Instow is also home to the North Devon Yacht Club and the North Devon Cricket Club, established 1823 and playing on the scame ground since 1836. On the opposite banks of the Torridge is the village of Appledore linked by a passenger ferry during the summer months. Bideford and Barnstaple are about 4 and 5 miles respectivelty linked by the A39 and also the Tarka Trail, part of the National Cycle Network which follows the route of the old Railway Line.

METHOD OF SALE

The two sites are offered for sale as a whole with offers invited for the freehold interest. Such offers will be considered by the Estate Trustees at their meeting in Mid November 2016.
