PLANNING

The site lies within the jurisdiction of Shropshire Council. A resolution to grant planning permission has been secured via delegated powers, subject to a Section 106 Agreement. The planning application reference number is 15/04215/OUT and the description of development as follows:

"Erection of 9 no detached dwellings with associated garages and access"

Development of the site will attract Community Infrastructure Levy at the prevailing rate, currently 45.89 per sq m of "chargeable floor space" i.e. residential and ancillary floor space.

A Section 106 Agreement is being prepared and will only require an affordable housing financial contribution if the subsequent reserved matters planning application proposes a total floor area above the 1,000 sq m threshold set out by the government.

In those circumstances, a financial contribution calculated in accordance with the Council's supplementary planning document (SPD) on affordable housing will need to be paid prior to completion of the development. Based on current rates, the Council's Housing Officer has confirmed that this will be a fixed sum of 103,950. No on-site provision will be sought.

Alternatively, if the reserved matters application is for a total floor area of 1,000 sq m or less then no affordable housing contribution will be required.
