Location

Wantage is a market town and civil
parish in the Vale of the White Horse in
Oxfordshire. It had a population of circa
10,000 people at the time of the 2011
census. Wantage is approximately 27km
(17 miles) south west of Oxford, 18km
(11 miles) west of Didcot, and 34km
(21 miles) east of Newbury. The town
accommodates a number of amenities
including pubs, restaurants and a number
of retailers including Boots, Waitrose,
Sainsbury's and WHSmith amongst
others. There is also a doctor's surgery,
dentists and veterinary practice. Wantage
contains a secondary school and several
primary schools, and there is a twice
weekly market in the town square.

Wantage benefits from access onto the
A34 trunk road approximately 19.1km
(11.9 miles) from the town, and the M4
junction 13 is approximately 19km (12
miles) to the east at Chieveley.

The nearest station is located in Didcot,
21.5 km (13.4 miles) from the site. Didcot
station provides mainline railway services
with direct fast-train services to London
Paddington, the West, and the Midlands.
The nearest bus stop is located 1 km
(0.6 miles) north of the site. Frequent bus
services link Wantage with Oxford as
well as other towns and villages including
Abingdon, Didcot and Faringdon. Local
employment centres at Milton Park,
Culham, Harwell, and Abingdon are within
easy reach of the town.

Description

The site lies approximately 1 km (0.7 miles)
south of Wantage town centre. In total the
site measures 0.94 hectares (2.31 acres)
and has a 1 storey 4 bedroom detached
dwelling, small outbuildings and a two-car
garage situated upon it.

The site is accessed from the southern tip
of the site off Manor Road. The driveway
runs south to north through the site to the
house and garage. The garden slopes
gently from east to west and is laid to
lawn. The western edge of the garden
contains a man made pond fed via a water
supply which is redirected from a stream.
We understand that this water supply
could be turned off via a tap and the
pond filled in. The stream runs alongside
the western boundary of the site from
north to south, we understand that the
site does not lie in a flood zone (Source:
Environment Agency).

The four boundaries are edged by mature
trees, providing screening from Manor
Road to the east and the North Wessex
Downs AONB. A drainage ditch runs
along the eastern boundary, beyond
which lies Manor Road and a number of
residential properties that are arranged in
a continuous linear fashion. To the south
of the site lies a pumping station and
a further residential property lies to the
north

The property benefits from outline planning
permission (P15/V0886/O) for the erection
of four detached dwellings. The proposal
suggests a scheme totalling 13,261 sqft
(1,232 m2) over 1, 1 ½ and 2 storey. Each
of the dwellings is proposed to have two
parking spaces with additional permeable
hard standing areas for visitors.

The dwellings are positioned facing the
east of the site, screening the amenity
areas from the road and allowing the
existing access to be utilised. Whilst
there are no Tree Protection Orders on
the site the significant trees have been
incorporated into the design to prevent
their loss or detrimental impacts upon
them.

At present the Vale of White Horse
District Council has not yet implemented
a Community Infrastructure Levy (CIL),
according to their draft charging schedule
the proposed charges for the site would
be £260 per sq metre, however this
charge does not apply to the existing
planning consent.
