A Linhay is a traditional Devon open fronted agricultural building. Typical characteristics include cob walls on a stone base with oak/elm timber framing. This Linhay, can be traced back to at least 1880 but is thought to be potentially older. After extensive negotiations with Mid Devon Planning it was agreed to keep the cob wall and roof from the existing barn therefore making this a conversion rather than a new build.
During the build over 180 tonnes of soil was removed from site to allow the foundations for three new cavity walls and a totally new sub floor to support the roof. The front face is of steel frame construction (a technique usually used for commercial buildings) to allow the engineered floor to be attached whilst supporting the roof. All of this is tied into the cob wall as seen by the steel discs from the road to form one solid structure. It also allowed for the large glass screens to be fitted around the building.

The top half of the barn is clad with over 1/4 mile of natural Larch, which is virtually maintenance free due to the natural resin present in the wood. The windows, oak staircases and internal timbers are all bespoke, built specifically for this conversion. The vast amount of insulation in the walls, sub floor and roof along with the Planitherme glass with argon gas filled glazing units provide excellent thermal insulation. The addition of Rockwool insulation in the internal walls and floors provides superior sound suppression.

The heating system is divided into four zones; lounge, hallway, kitchen diner and upstairs all with separate thermostatic control. A wet under floor system runs throughout the kitchen, reception hall, cloakroom and lounge.
The upper floor is fitted with standard radiators and heated rails in the bathrooms. Each heating zone can be controlled by time and temperature independently. A modem can be added to the controller so that the heating and water temperature can be controlled via a mobile, tablet, or computer with web access. Great if you go away and want the building warm and cosy when you return from your holiday. Currently fitted with easy to use standard controllers.

Fitted with a pressurised and balanced hot water system to provide a consistent even flow to all showers and taps throughout the property.
The 4 tons of beautiful Italian honed granite laid across the kitchen, dining and reception hall, not only looks stunning but also holds heat effectively from the under floor heating system. The granite is cool in summer, easy to clean and warm during winter.

Sixty seven light fittings all low energy, many of which are 10000 hour life (2/3w LED bulbs) are carefully placed and positioned to enhance the architectural features found in and around the property. The stair lighting has been fitted specifically to illuminate the glass balustrades casting a warm and ambient glow. Many of the vaulted ceilings throughout the property have been lit with strategically placed light fittings to illuminate the original elm timber frame.

From Exeter city centre take the A377 towards Crediton. Before entering Crediton town turn left after the Esso garage. Turn right before the railway crossing into Four Mills Lane. The property will be found on the right.
