Tenure: Freehold

Location location location! King Line Cottages are located in the pretty village of Horning and consists of six holiday homes overlooking one of the most picturesque and photographed parts of the River Bure on the Norfolk Broads. All have been awarded an English Tourist Board accessibility rating making this one of the largest groups of holiday homes on the Broads to integrate wheel chair users, disabled and elderly holiday makers with the able bodied.

The Norfolk Broads is one of the loveliest parts of England and offers perfect tranquillity and beauty for all holiday makers, able bodied or not, whether a keen fisherman, bird watcher, nature lover or for those just in need of a relaxing break.

Many properties for sale advertise themselves as waterside - this is not to be confused with riverside which is far superior as the views and frontage these properties offer is in a prime location and should only increase in value.

The business has been family run for over forty years and was constructed with disabled/elderly holiday makers in mind.

There are many local attractions nearby including the popular Ferry Inn and the village of Horning packed with a variety of local shops and facilities. On the outskirts of the village the highly renowned children's adventure park 'Bewilderwood' is a great family day out with Wroxham hosting an assortment of local shops, restaurants and attractions approximately five miles away. Ideally located Norwich is approximately 11 miles distant, Great Yarmouth approximately 17 miles distant and popular beaches approximately 11 miles distant.

The UK has 11.9 million disabled persons, who at some time require specialist holidays. Of these 11.9 persons, there is a partner (making a total of 23.8 million persons). Then these potential customers bring a family member with them (son or daughter maybe). This group of specialist holiday accommodation provides for this category. This factual information can be found on www.papworthtrust.org.uk

To understand how big the market is: Ask a disabled family person, do you have difficulty finding holiday accommodation?

THE BUSINESS ITSELF
Most of the holiday homes are let between thirty and thirty five weeks a year. The vendors do not open over Christmas and New Year and rarely trade before Easter so there is much scope to increase revenue. Turnover for 2016 was in excess of 165,000.00 with a good G.P. which in our opinion a new owner could increase considerably by extending the season for which there is proven demand. No agencies are used to secure bookings due to the large amount of return business and very little marketing is undertaken. Again, there is a lot of potential to increase trade as there is much demand nationwide for holiday accommodation of this nature.

Currently run by the vendors with part time help.
