Full description

Tenure: Freehold

The property has an effortless feel of inside-outside living due to its generous windows, mature gardens and selection of garden doors. The house is essentially divided into two parts, each with its own covered entrance. They are linked by the spectacular dining room with a vaulted ceiling and full length windows.

The main house offers an entrance hall which leads through to the kitchen, dining room and utility room. On the other side of the hall is the sitting room with an open fireplace, reading room, study and wonderful garden room with a sloping ceiling.

From the entrance hall there is also a cloakroom and a spiral staircase to the first floor which comprises a master bedroom with en suite shower room, two further bedrooms and a family bathroom which interconnects with the galleried TV room. There is another spiral staircase leading from the TV room to the guest bedroom on the ground floor.

The second entrance takes you into the part of the house that could potentially become an annexe if required. It comprises a boot room (which could become a kitchen), two bedrooms (one with access to the garden) and a wet room with an Italian Marble shower. The inner hall has a door through to the main dining room.

The house is approached via a private lane onto a graveled driveway where there is parking for several cars and a garage. The garden wraps around the house and is mainly laid to lawn with herbaceous borders. Immediately outside the sitting room is the log store and pond. The garden room opens onto the patio and the dining room has doors that open onto the wooden decking. There is a central landscaped patio to the rear offering lovely seating areas with a raised bed border.

Within the village is a church and railway station which has links to Oxford, Didcot and London Paddington. Surrounding the village is open countryside with a network of footpaths and bridleways, including the Thames Path. The neighbouring village of Sutton Courtenay has a village store/post office and primary school. There are also a number of highly regarded schools within the area, notably in Oxford, Abingdon and the Europa School at Culham.

From our office in Summertown travel south on the A34 towards Abingdon, after about 8 miles take the Oxford Rd/A4183 exit and continue over the roundabout remaining on the Oxford Road. Continue onto Vineyard and turn left into Stert Street/A415, stay on this road and at the traffic lights turn right into Tollgate Road. Continue on Abingdon Road turning left onto Appleford Road, as you come into the village over the bridge the property can be found on the left hand side (down the second private lane).
