Description
Bruce and Co. are pleased to offer for sale Aultguish Inn, situated in the Scottish highlands north of Inverness. The Aultguish Inn was purchased by our clients over 9 years ago during which time it has been trading successfully and has been placed on the market by our clients due to their need to relocate. The property has been very carefully maintained throughout their ownership and it is presented in walk in condition with no work required before new owners could commence immediate trading. The business trades currently with wet sales/food sales and guest accommodation. Although it boasts good trading figures it has further potential to increase turnover, should the new owners adopt a more vigorous marketing campaign with the introduction of online advertising. During the current owner’s time in the business they have done a fantastic job on building a great reputation along with a healthy turnover over the years.

Situation
The Aultguish Inn is located in the heart of the Scottish Highlands and surrounded by some of the most sought after views in the country. The Inn is located southeast of Ullapool and 35 miles northwest of Inverness next to the majestic Loch Glascamoch Dam. The region attracts a wide variety of visitors, especially hill walkers. Traditionally the Aultguish was a stopping point on one of the ancient Drove roads of Scotland allowing farmers to move their livestock around easily in the region. The road still exists today and again is a popular attraction for tourists to walk. Other attractions that are very popular with tourists in the region include the Rogie Falls, the Corrieshalloch Gorge Nature Reserve, Leckmelm Shrubbery and Arboretum and Lael Forest Garden.

Building Internal
The Aultguish Inn is a traditional stone-built property, dating back to the 17th Century, with guest accommodation located on the upper level. Entry is afforded from the front of the building leading into a reception area.

Trading Areas
The bar and restaurant, with its own external entrance, is full of character boasting original features such as the exposed stone walls. The 2 areas are furnished with a mixture of bench seating and sofas. The main restaurant area can easily cater for up to 40 and the bar has an additional 30 covers. The bar and restaurant benefit from plenty of windows offering an abundance of natural light and attractive views. The two areas located to the front are adjoined and feature open coal and log fireplaces, traditional timber bar counter with a well-equipped gantry.

Service Areas
The Business has two bar areas which both feed off of the central cellar located to the rear of the property. The large commercial kitchen is also located to the rear with all necessary equipment for a business this nature and size. The business has great storage areas to the rear of the main building with several areas along with walk in larder.

Letting Accommodation
The Aultguish Inn has 8 letting bedrooms all of which are en-suite with a mix of single, twin, double and triple rooms. All the bedrooms at Aultguish Inn have been upgraded over the years to a standard which todays’ traveller expects. The bathrooms are equipped with either shower or shower over bath, a vanity unit & WC.

Bunkhouse Accommodation
The bunkhouse can sleep 38 but is very flexible and has a mixture of rooms with bunk beds and comfortable private rooms. All of the rooms have been recently renovated and benefit from en suite shower facilities. The bunkhouse also has its own lounge, ideal for guests to sit, socialise and relax, as well as a well sized drying room. The annex houses a large kitchen that allows guests in the bunk house to cater for themselves if required.
