THE BARN
The Bull Pen once converted will provide for a beautiful 3 bedroom Barn in a rural position among a small complex of Barns. Rural, but yet so close to all the amenities that North Walsham or Aylsham have to offer. Currently the 2 main parts of the Bull Pen will be connected by an outstanding Glazed Link, joining the Living areas with the Bedrooms. The fabric of the barn is predominately red brick under a clay pan tile roof. All new walls will have to match the existing soft red brickwork throughout, especially where the parapet walls are built up to accommodate the increased height of the ridge line. Provision has been made for a woodburner and a stainless steel flue pipe.

In total externally, roughly sits around 0.3 of an acre (stms) - see location plan

SERVICES Electrics - connection is available nearby

Wood burner to be installed
Proposed Conversion EPC rating to be confirmed

INSIDE
Proposed Conversion of the Bull Pen
3 large Bedrooms, 2 of these will be on the new first floor, one of which will have its own ensuite wet room, whilst the bedroom will along with the ground floor bedroom will be served by the ground floor bath and shower room. There is a separate study area close to where the stairs lead upwards. Beyond the entrance hallway is the flexible Glazed link which will overlook a divine southerly facing courtyard. the link then leads to the dining and kitchen areas, which has bifold doors opening out onto the remainder of the south-west facing walled garden area. From the dining room will be a newly constructed living area hosting a woodburner in one corner and further bifold doors out to the very private gardens.

OUTSIDE
The majority of the external space is south-west facing and consists of a courtyard area that exists in between the 2 barns of the Bull Pen. The main garden area has a back drop of an existing wall which almost encases the whole of this area. Currently the proposed gardens are a large area of concrete hard standing but this could be used for a variety of outdoor pursuits particularly with its orientation. Parking for the barn will be to the side, however in addition to this there is a further additional garden plot of land to the right of the drive entrance, which could be used for parking, garage or even a vegetable plot. For further reference please view the location plan.

APPROACH
The Bull Pen is approached off the B1145. On entering the driveway that serves the complex of barns and farmhouse, bear round to the left on the concrete driveway and then turn right at the farmhouse and on approaching the main entrance 5 bar gate the Bull Pen is the first barn on the left.
