Handsome Grade II Listed former Manor House with 5,082 sq ft versatile accommodation in 7.49 acres

Swineshead is a pretty north-Bedfordshire village with a 12th Century church lying within undulating countryside. There are local shopping facilities available within the nearby villages of Sharnbrook & Riseley (2.6 miles) along with more comprehensive shopping and recreational facilities in Bedford (13.5 miles), St Neots and Kimbolton. Schooling for all age groups is close by including the much respected Kimbolton School whilst the property also lies within the Sharnbrook School catchment area. For the commuter there are fast and regular train services from Bedford station leading into St Pancras International taking from 35 mins. Alternative services are available from St Neots into London Kings Cross taking from 54 mins. The A1 is 10 miles distant which leads north to the A14, M1 & M6 and south to London and the M25. The A6, which leads to Bedford, is around 6 miles away.

Manor House is a fine Grade II listed timber framed house which dates back to the 16th Century with additions from the 17th Century and much more recently. The vendor acquired the house in 2004/5 requiring renovation since which time has carried out extensive improvements which have transformed both the house and garden. Additional land adjacent was subsequently purchased and the overall package extends to about 7 ½ acres in total. We believe the key selling points to be:

• Popular and sought after rural village location
• Extensive character accommodation in good condition
• Potential subsidiary accommodation/annexe within the garage building
• Private setting on the edge of the village within mature gardens and with lovely views
• Well located for excellent schooling and good communication routes

The current owner has transformed the house with the addition of a vaulted entrance hall facing west with exposed heavy oak framing together with a beautifully made staircase leading to the first floor. A recently installed family kitchen/breakfast room is found off the hallway with limestone flooring and a range of painted shaker style units with central island featuring an oak curved breakfast bar, circular chopping board and granite worktops and splashbacks. It is fitted with a Britannia range with a 6 ring gas hob, Sub-Zero fridge freezer with ice & water dispenser, wine chiller and Miele dishwasher. French doors lead out into the garden. The remaining ground floor accommodation radiates from a central hallway and includes a characterful beamed drawing room with open fireplace, a snug, tv and living rooms together with a large study with fitted bookshelving. Many of the rooms feature original mullioned leaded light windows and enjoy outlooks over the grounds which lie to the south of the principle elevation.

The first floor can be approached via two staircases, the main stairs lead to the Master bedroom Suite which comprises a large bedroom with sitting area, a reading room, a fitted dressing room and an en suite with twin wash basins and a double width shower. The majority of the other bedrooms are along the southern, front elevation some with vaulted ceilings and include a guest bedroom with en suite shower and a large dressing room, four further bedrooms and a bath and shower room. Accessed via a further flight of stairs is a seventh bedroom which was formerly used as an office.

A remotely controlled five bar gate leads into a large shingled parking area with a block pavioured apron in front of the barn garage building. To the right is a brick wall and beyond this are the main gardens, laid mainly to lawn with topiary box running along the front elevation of the house. The gardens feature a number of mature trees, a square shingled area in front of the house with rose beds in each corner, a painted gazebo and a well wired hard tennis court. Beyond the garden to the south east is a further area of land laid to paddocks, divided in two. A public footpath runs between the paddocks which is fenced from the rest of the land.

Square Footage: 5,082 sq ft
Acreage: 7.49 Acres

The house will be found on the left hand side.
