The manor and lands of Luxulyan were given by William the Conqueror in 1066 to Pagan de Prideaux, of Prideaux in Normandy as a reward for his active service during the battle of Hastings. The first Prideaux Manor was built around 1080. It was a fairly small affair which served the family for 8 generations. The property was believed to have then been refurbished by the Hearle family in the 13th century, their coat of arms is still prominent over the entrance porch today.
Set at the end of a long private driveway the Manor House is a 2 bedroom property with an adjoining 2 bedroom, two storey wing or annexe, which the current owners let out as a holiday let. Across the cobbled courtyard is the Linney which provides an additional 2 bedroom holiday letting cottage.
Set within beautifully tended grounds of approximately 4 acres. The ruins of an old granite "Saw Pit" sit at the entrance of the drive. This old building is a good size and would potentially offer the ability to convert into an additional residence (subject to obtaining the appropriate planning permissions). The drive then leads down through a bluebell filled wood onwards to the Old Manor. A cobbled courtyard in front of the property offers ample parking.
A beautiful south facing lawn stretches out in front of the property and to the eastern side is an ornamental pond with a sheltered summer house overlooking it. The gardens are a delight and a testament to the owner. Mature planting borders the grounds and there would be ample space for a small paddock should it be required.

Adjoining the kitchen is a useful utility room with a door leading out to the courtyard and another which leads in to the annexe.
Between the kitchen and dining hall is a small inner room which leads to a cloakroom.
Upstairs there is a landing with balcony overlooking the dining hall. On either side is a bedroom. One bedroom is a double with en-suite shower room with a skylight, whilst the other larger room has a south facing window and an east facing full height (locked) glazed door. Each bedroom has a vaulted ceiling with exposed beams. There is a family bathroom with a clawfoot bath and dormer south facing window.
The adjoining annexe has it's own entrance to the side of the house and is "reverse accommodation". An outside granite staircase leads up to the door which opens in to an open plan kitchen, sitting and dining room. A vaulted ceiling with exposed beams and leaded, dormer windows give the room character. From this room there is a family bathroom and a double bedroom. At right angles to the Manor house is the Linney. Originally converted some time ago and then re-furbished, extended and re-wired and plumbed by the current owners, this is a well regarded and popular holiday let. Granite stairs lead up to a timber stable door which opens in to a kitchen/dining room. From here there is a double bedroom with velux windows. Care was taken in the conversion to preserve a double height window, so the kitchen has a balcony with a staircase leading down to a double height sitting room on the ground floor. There is a family shower room and double bedroom on this floor as well.
The current owners have been running a successful holiday letting business from the property with the two, two bedroom properties, while they live in the main Manor House.
The hamlet of Prideaux is little known, despite its beauty. It sits within the Sylvan Luxulyan Valley amongst a handful of properties.
Prideaux's central location offers great convenience to the owners and their guests. The internationally renowned Eden project is within a mile, Lanhydrock House and the Lost Gardens of Heligan are easily accessible as are the south and north coast beaches. Beautiful Cornish villages and towns such as Charlestown with it's pictresque harbour, fishing villiages of Polperro and Mevagissey and the deep sailing waters of Fowey are all within easy reach.
Nearby amenities can be found in St. Blazey and St. Austell, including schools, shopping, supermarkets, a leisure centre, parks and a mainline rail station.
