LOCATION

The barn is located close to Grayrigg, Cumbria in an attractive, rural yet accessible location, postcode LA8 9ET. Travelling East on the A685 through Grayrigg, turn right at Punchbowl House signposted 'Lambrigg'. Proceed south towards Lambrig for approximately 0.3 miles, turn left onto a lane leading to the former farm steading. The barn benefits from good links to Kendal and Tebay and Junction 38 of the M6 Motorway and the Lake District National Park are within easy travelling distance.

DESCRIPTION

The barn is single storey of traditional stone construction, under a slate roof. The barn is offered together with the farm building opposite and the area of yard to the front. Prior Approval for conversion of the barn into a dwelling was given by South Lakeland District Council on 19th November 2014. Copies of the decision notice enclosed herewith. The application number is CU/2014/0029.

The purchasers will have a right of way at all times and for all purposes with or without vehicles along the private roadway (lane) hatched green and over the farm yard to the point marked "Y" on the sale plan. The purchaser must note that this right of way is subject to sharing the maintenance and repair equally with the owners of Castley Bank farmhouse and their successors. Prior to completion of the sale passing places will be made along the access track. The purchaser will be required to erect, at their own expense, and thereafter maintain a stock proof fence between points "A" and "B" on the sale plan.

The buildings due south of the property, marked 1 and 2 on the plan, are available to purchase in addition subject to negotiation. These buildings will be removed by the Vendor, if the purchaser does not wish purchase them.

Any discrepancy in this respect shall not annul the sale nor give rise to any claim for compensation whatsoever.
