SITUATION
Beck Gate is situated off the A689 Brampton to Alston road in the settlement of Milton with the market town of Brampton lying about 1 mile to the north west and the City of Carlisle and Junction 43 on the M6 Motorway lying 9 miles to the west. Brampton Station on the Carlisle to Newcastle railway line then lies less than half a mile to the south. The position of the property is shown arrowed on the attached Location Plan.

DESCRIPTION
Lot 1 extends to about 0.81 acres (0.33 hectares) in area and is shown coloured in pink on the attached Sale Plan. It comprises a spacious four bedroomed house with a range of traditional farm buildings around the original yard with planning permission to convert an 'L' shaped range of buildings into two dwellings, one a two storey three bedroomed unit and the other a two storey two bedroomed unit. There is also a further single storey 'L' shaped range of traditional buildings in the yard, which provide useful storage, together with a lean-to workshop to the rear of the traditional buildings. This building would have to be demolished to provide access and parking under the proposal to develop the 'L' shaped barn range. Lot 1 also includes a second access to the property through the adjoining stackyard to provide access to the two barn conversions. PLANNING
Planning permission was granted on the 27th August 2015 to convert the 'L' shaped range of buildings on Lot 1 into two dwellings and to create a new vehicular access through the adjoining stackyard to provide access to these two units. An extract from the approved plans showing the ground and first floor layout of these two conversions is included in these particulars and a copy of the planning consent and all of the approved plans can be inspected at our office. Outline planning permission was then granted for the erection of one detached dwelling on Lot 2 on the 28th August 2015 and again a copy of the planning consent and the approved plans can be inspected at our offices or inspected and most documents downloaded from the above Carlisle City Council website using the planning reference 15/0623.
