DESCRIPTION Located in a sought after residential area, this surprisingly spacious mid terrace property offers good size accommodation with some original features. Close to well-regarded schools and the amenities and parkland of Central Park, you will also find Plymouth Argyle and the Life Centre on your doorstep. The property is offered to the market with no onward chain.

The freshly painted property is accessed via a tiled pathway and half walled entrance, leading to the original wooden painted door with Victorian inset glass. The entrance hallway has stairs rising to the first floor landing, doors to various accommodations and original under stairs storage cupboards. A real feature of the property is the spacious bay fronted Living Room, which is found to the front of the property with a uPVC double glazed window flooding the room with natural light. It is neutrally decorated with quality wood effect laminate flooring and decorative feature fireplace with a wooden surround. Original sliding doors lead through to the adjoining Dining Room, where the neutral decorative theme is continued. French doors lead out to a raised deck at the rear of the property. The Kitchen is accessed from the hallway and has a matching range of bases and eye level storage units in a light oak 'shaker' style, roll edge work surfaces, space for cooker with extractor hood over, integral fridge and freezer and space for white goods. There is a useful breakfast bar providing space to enjoy a coffee and the paper. Natural light is provided by two windows to the rear elevation and a doorway gives access to the rear courtyard garden.

On the first floor are the bedrooms. There are two good sized doubles, one to the front and one to the rear of the property. Both benefit from feature fireplaces with tiled hearths, uPVC double glazed windows and neutral décor. The third bedroom is found adjacent to the master at the front of the property, is single in size and similarly decorated. The Bathroom is of a good size and comprises a panelled bath with electric shower over, pedestal wash basin and low level W.C with half tiled walls and splashbacks. There is a uPVC double glazed window to the rear elevation. Externally, to the rear of the property, a raised deck area is accessed from both the dining room and the kitchen. There are steps leading down to a good size garden laid to patio. An original outbuilding provides storage whilst a door under the rear tenement provides access to further storage.

The property has the benefit of uPVC double glazing throughout, gas central heating and is being offered to the market with no onward chain. The property is currently rented with an income of £750 PCM and has been continually occupied by tenants for the past 10 years, before which it was a family home.

PEVERELL Listed in the Domesday Book of 1086. The estate was later acquired by the Peverell family of Ermington in Devon, after which it became known as "Weston Peverell" to distinguish it from other similarly named places.

Two of the main roads are named Peverell Park Road and Weston Park Road. The area now consists mostly of Edwardian terraced houses. Peverell borders Central Park, often known as "the green lung" of Plymouth which is a very popular recreational area for, and is home to Plymouth Life Centre and Plymouth Argyle's Home Park football stadium.

Primary schooling is provided by Montpelier and Hyde Park Primary School (whilst the Hyde Park area offers a popular shopping parade. Mutley Plain and Plymouth Station are considered to be within walking distance, by most. The Hyde Park Pub, on the periphery of Peverell, is a popular gastro/local pub.

Peverell is seen by residents as a safe solid and central area with a good quality housing stock and few social problems.

The terms on which the land was sold for development at the turn of the twentieth century stipulated that no licensed premises (pubs), should be built on the land, as the seller was a strict abstainer .This has resulted in the district having a residential atmosphere.
