The site occupies a prominent position to the east of Isel Road within 10 minutes walking distance of Cockermouth town centre. Cockermouth is located approximately 7 miles south east of Maryport, 14 miles north west of Keswick and 26 miles south west of Carlise. The Lake District National Park is located a short distance to the east.

Road access to the town is principally provided by the A595 from the north and the A66 from the east and west; the latter of which provides access to Workington to the west and the Lake District and M6 motorway to the east. The town is served by regular public transport links and benefits from a range of local amenities which are located along Main Street and Crown Street to the south of the site.

Description

The site is conveniently located and extends to approximately 0.36 hectares (0.89 acres). It is regular in shape and occupies a prominent position to the east of Isel Road within close proximity to the town centre.

The site accommodates the former Cottage Hospital buildings which comprise a series of single and part two storey brick built rendered buildings surmounted by a series of pitched and hipped slate roofs. Vehicular and pedestrian access is taken from Isel Road to the western boundary.

The surrounding area comprises residential dwellings to the north and east, with forest and agricultural land located to the west. A relatively new purpose built primary care centre is located immediately to the south of the site.

Planning

We are advised that the site and buildings are currently covered by C2A planning consent; however, interested parties are advised to clarify this with Allerdale Borough Council's Planning Department.

The Allerdale Local Plan (1999) does not allocate the site for any specific use. It is however located within the town's development limits and lies outside of the Cockermouth Conservation Area.

It is our view that the site is suitable for residential development, subject to statutory planning permission.
